This custom home overlooking Lake Washington was overdue for an update. The client worked from home and envisioned a larger, brighter space for better productivity.

The addition included a complete exterior facelift. The goal was to improve home office function while addressing water intrusion and enhancing views of Lake Washington. The failing uncovered top-floor deck had poor structural support and waterproofing was an eyesore. Fortunately, the water damage on the top deck did not render the framing unusable.

The innovative design included framing the old leaky deck to create a spacious home office. New features included a vaulted office ceiling, with custom wood beams and exposed hardware. A transom window between the office and adjacent bathroom that doubles as a whiteboard. A mini-split unit for heating & cooling on the 3rd floor. Energy-efficient windows. New hardwoods with seamless transitions to existing areas. 

Additionally, the remodel included a new roof, electrical and mechanical system upgrades throughout, recoating the bedroom balcony, and new exterior siding with custom details. 

Working on the 3rd floor required additional safety precautions, including three stories of scaffolding with stairs and a chute during demolition. This allowed the team to safely access the work areas with less disruption to the client.

During construction, the homeowner asked to expand the remodel to include the primary bathroom and adjacent bedroom and closet. All located on the same floor, the new office, bedroom with fireplace, and bathroom were fully renovated. The result is a bright modernized office space with a spectacular view.
