Role overview
As a Senior Finance Manager, you lead and manage land acquisition, plotted development projects, and drive regulatory approvals and execution strategies. The ideal candidate will have deep knowledge of real estate trends, zoning regulations, land use planning, and a proven track record of delivering successful layout projects.
Key Responsibilities
1. Land Acquisition & Due Diligence
Identify and evaluate potential land parcels suitable for plotted development.
Conduct financial feasibility and risk assessments.
Lead negotiations with landowners and brokers for acquisition or joint development.
Coordinate legal due diligence, title verification, and land conversion processes.
2. Layout Development Planning
Collaborate with architects, planners, and engineers to design efficient and marketable layouts.
Ensure master plan compliance with zoning, FAR, and development control norms.
Coordinate with surveyors and GIS experts to prepare detailed site plans.
Strategize for IPO readiness by 2027, including ESOP structuring and equity planning.
3. Regulatory Approvals
Liaise with local authorities (DTCP, RERA, etc.) for layout approvals and NOCs.
Ensure timely submission and tracking of documents for statutory clearances.
Maintain relationships with government officials and consultants to streamline approval timelines.
4. Project Management
Oversee project development from acquisition to handover.
Work with internal and external teams to ensure time-bound execution of infrastructure works (roads, water, electricity, sewage).
Track budgets and timelines; flag variances with mitigation strategies.
5. Sales & Marketing Support
Coordinate with sales and marketing teams to provide project-related information including layout details, key USPs, pricing rationale, and inventory plans.
Ensure all necessary approvals, RERA documentation, and legal clearances are obtained and available before pre-launch and launch phases.
Assist in developing sales enablement materials such as brochures, pitch decks, FAQs, and comparison sheets for internal and external stakeholders.
Support in defining and implementing pricing strategies based on market research and competitor analysis.
Liaise with marketing teams to ensure alignment on promotional campaigns, lead generation efforts, and project positioning across digital and offline channels.
Monitor and analyze customer feedback, campaign performance, and sales conversion data to support continuous improvement.
Skills & Experience
8–15 years of relevant experience in real estate development with a focus on plotted layouts.
Strong knowledge of land laws, zoning regulations, RERA, DTCP, and related compliance.
Proven experience in land acquisition, negotiations, and regulatory processes.
Excellent project management, stakeholder coordination, and communication skills.
Ability to work independently and manage multiple projects simultaneously.
