Parking Drawings Engineering Fee Proposal

 

Scope of Services:

 

To prepare and submit preliminary and complete parking lot drawings for city approvals and permit, we propose the 

following phases;

 

A. Phase I: Preliminary Drawings:

 

1. Perform a complete site inspection for existing conditions such as driveways, fence, walls, existing soil and conditions, lights, poles and other 

related existing conditions such as topography, slopes, and existing site drainage;

2. Review and examine the site survey plan with regard to property lines, elevations and related site data; 

3. Perform engineering preliminary site plan to show the number of parking spaces, geometry of the 66+ parking spaces, either diagonal or other layout

to maximize the Lot for the number of parking spaces, and also include a drainage swale in the center of the Lot.

4. Drawings in Auto Cad format to show property lines, entrance , CBS wall along the east side, parking spaces, swale and grass areas, location of lights

5. Prepare and meet with owner and manager to discuss before presentation at the city of Oakland park 

6. Meet at the city of Oakland park to present the preliminary parking Lot plans and discuss with city officials, answer questions and prepare an agenda for the 

complete parking lot drawings;

 

B. Phase II: Complete Parking Lot Drawings:

 

1. Perform calculations for site and drainage and maximum number of parking spaces

2. Incorporate all city comments from meeting in phase I, and start details for parking, ADA requirements, signs, dimensions per code, Isle width, striping

details, notes, technical specifications, drainage swale and calculations based on a soil test for ex filtration test and lighting calculations, layout of required lighting,

CBS fence wall design, 6 feet high with footing;

3. Draw all items in (3) above in Cad format review with notes from Phase I.

4. Meet with owner and manager to review the 80% drawings and discuss for any changes prior to finalizing the parking lot drawings;

5. Incorporate any changes and finalize the drawings

6. Plot and submit for city approvals ( 6) copies signed and sealed along with technical specifications package & calculations

7. Landscaping and irrigation drawings are excluded from the scope and client is to hire a Landscape Architect to prepare

and submit the Landscaping and irrigation drawings.

 

C. Phase III : City plans review:

 

1. Meet with city officials to answer questions based on comments submitted for review

2. Answer comments and revise drawings as necessary if requested by city officials prior to final approval.

3. Approval and issuance of a permit.

 

Estimated Fees: $ ************

 

The estimated fees are subject to city comments and additional requests in the event other requirements are mandated by the City which such services may not be included specifically in the scope of services above. Such requests may include: Landscaping plans, Fence walls along other areas of the property, additional entrances, impact traffic studies for egress and ingress to property from access streets and roadways, lighting and illumination plans, drainage design system ( drainage manholes and pipes, etc..) and other unforeseen conditions.Note cost of permits, impact fees if any, testing such as soil test, ex-filtration tests, limerock base and asphalt tests, survey, inspections, and landscaping are not included in the fee above, but is the responsibility of owner.

 

Chaiban engineering will perform all required engineering to provide a completed parking lot drawings subject to a maximum number of hours of ******** Hours, limited to the scope of services described above.

 

However, in the event of additional services that may be requested by the owner, 3rd party or the city, which will constitute the engineer to spend more time than the estimated ******** hours, and services requested are excluded from the scope of services stipulated above, that engineer will retain the rights to be compensated by the client at the hourly rate of $165 per hour.

 

A signed contract by both parties and 50% retainer is required prior to the commencement of engineering services. 20% will be due upon 70% completion and the balance of fees will be due upon submittal of the parking Lot Drawings to the owner.
