Property management is the ultimate test in problem solving. There is always a problem that needs to be solved. Some attempt to throw money at problems, but the key to effective management is to know how to address the root of problems. All other efforts simply prolong the inevitable. Also, every solution is not a reinvention of the wheel. Many problems can be solved with simple changes that save both time and money.
Critical thinking is crucial to great property management because no one possesses the answer to every problem. In fact, the best thing to do is often seek advice or experience from someone else. I have saved a lot of time chasing the solution to problems by simply embracing my ignorance and taking the situation as an opportunity to learn. Problem-solving often takes collaboration, which has allowed me to approach situations from multiple perspectives.
Every property management firm that I have worked for was responsible for reporting the physical and financial status to the property owners or investors. Decisions made as a property manager on behalf of owners and investors are reconciled and discussed, so it is imperative that my decision-making is backed by facts.
