Property Management Associate Spring 2018-present
My graduate internship was through Midway which is based in Houston, Texas. The development project that I was assigned was the Century Square Project, a 60-acre mixed use development site ground-leased from Texas A&M University.
Midway's development program builds grey-box shells and leases them to tenants with TI dollars to further develop the space. I was required in some cases to host pre-construction meetings with Tenants, their contractors, and Texas A&M who was the municipal utility provider. Century Square is a planned development so the tenant build-out and Certificate of Occupancy process was contingent on meeting city requirements, institutional requirements, and our development requirements.
I was in charge of the accounts receivable for our College Station project which includes writing financial summaries, accruals/re-classes, finalizing the monthly general ledger, providing AR reports and variances, etc.
I aided in managing cash flows and the POA (budgeting for the following year and relaying the assessments needed from shareholders in order to maintain the common area of the property. I had to know the POA bylaws and closing documents well). The management of cash flows skill relates back to work performed in the in delivery stage: We had to deliver the leaseable premises on time and tenants had to receive their building permits and COs on time in order for rent to commence on time so that tenants would open on time and be able to produce the necessary cash flow for our investors on time!
