Open the EC search
Go to the T‑IGRS portal → Browse → Property Registration → Encumbrance Search (EC). This is the official EC search entry point. (registration.telangana.gov.in)
Choose your search mode
By Document Number: Enter Document No., Year of Registration, and Registered at SRO.
By Property / Form Entry: Select District → SRO → give House/Door No. or Flat/Plot/Survey No. and set the From–To period.

Set the date range properly
For thorough due diligence, set From Date: 01‑01‑1983 to Today (online EC covers digitized records typically from 1983 onwards). For transactions before 1983, you’ll need a manual EC from the SRO. (Housing)
Run the search
Complete the captcha (if shown) → Submit/Search.
You’ll get a list of transactions (Sale, Mortgage, Gift, Release, etc.). Open each entry to view parties, document no., and property schedule.
Save/print your EC

When you need a bank‑acceptable (certified) EC
Apply for a Certified EC via MeeSeva or at the SRO (many banks insist on certified/physically signed EC).

Correct SRO name, district/mandal/village/locality
House/Door No. or Flat/Plot/Survey No. (match how it appears in the sale deed)
If searching by doc: Document No. and Year of Registration
Date range (ideally 1983 → today)
