Property tax is an annual tax collected by the Greater Hyderabad Municipal Corporation (GHMC) or your local municipality.
It is used for city maintenance: roads, drainage, street lighting, sanitation, etc.
Applies to all properties: residential, commercial, industrial, vacant plots.
GHMC uses the Annual Rental Value (ARV) Method.
Formula:
Property Tax = Annual Rental Value × Tax Rate
Where:
Annual Rental Value (ARV) = Monthly Rental Value × 12
Monthly Rental Value is fixed based on location, property type, and plinth area (sq ft).
Residential properties:
Property Tax = ARV × 0.02 (2%)
Commercial properties:
Property Tax = ARV × 0.03 (3%)
Example for a 2BHK in Kukatpally:
Plinth area: 1,000 sq ft
Monthly rental value (per GHMC zone rate): ₹10/sq ft → ₹10,000/month
ARV = ₹10,000 × 12 = ₹1,20,000/year
Property Tax = ₹1,20,000 × 2% = ₹2,400/year
If you’ve bought a new property:
Check if property tax is already assessed under previous owner’s name (search online).
If not assessed, apply for New Assessment:
Visit GHMC website → Online Services → Property Tax → New Assessment

Occupancy certificate
Building plan approval
Address & contact proof
GHMC will inspect and assign ARV & tax.

Enter House Number or Old PTIN → View New PTIN, Dues, Owner Name.
✅ Always check pending property tax dues before buying. Unpaid tax stays with the property, not the owner.
✅ Keep tax receipts safely – needed for resale & legal proof.
✅ Pay before 31st March every year to avoid penalty @ 2% per month on arrears.
✅ Apply for name transfer in property tax records after purchase.
✅ If your property is vacant, you can apply for vacancy remission to reduce tax.
