Here’s a detailed note on the 1-B Record in Telangana Revenue System:
The 1-B Register (also called Register of Rights) is a village-wise land record maintained under the Andhra Pradesh (Telangana Area) Record of Rights in Land Act, 1971.
It is the mother record of land rights – containing ownership, liabilities, and tenancy details of all survey numbers in a village.
In Telangana’s integrated land records system, 1-B is the backbone for Dharani portal entries, used for mutations, registrations, and revenue collection.
Each entry in the 1-B Register typically includes:
Survey Number & Sub-division Number
Extent of Land (Acre/Guntas)
Name of Pattadar (landowner)
Khata Number (Account Number)
Nature of Possession – owner / tenant / mortgagee
Classification of Land – wet, dry, double-crop, irrigated, etc.
Liabilities – loans from banks, co-operative societies, or government charges
Mutations & Changes – sales, partitions, inheritances reflected over time
1-B is a prima facie proof of ownership & rights, but not conclusive.
Courts consider 1-B entries as revenue records, not absolute title.
For disputes, title deeds + 1-B + pahanis together form supporting evidence.
Under Dharani (Telangana Integrated Land Records Management System), the 1-B data is digitally integrated, and the Pattadar Passbook & Title Deed are generated from it.
Land Transactions → Required for sale deed registration & mutation
Crop Loans & Subsidies → Banks and government schemes ask for 1-B copies
Civil Cases → Used as evidence in ownership/possession disputes
Government Acquisitions → Basis for compensation calculation
Inheritance & Partition → Updated 1-B reflects new shares/owners
