In accordance with By-laws 36–35, residents must notify the Executive Committee at least 28 days before commencing any building works.
All renovation work at Peninsula Tower must be formally approved in writing by the strata committee before it begins.
Renovation works are permitted only Monday to Friday, between 8:00 AM and 5:00 PM and Saturday between 8:00 AM and 2:00 PM, excluding public holidays. Work outside of these hours is strictly prohibited.
Owners must provide a minimum of 7 days’ notice before work begins so that protective materials can be installed in the elevator. This helps prevent damage when transporting tools, materials, and debris.
Tradespersons are not permitted to bring tools, ladders, paint, or other equipment through the main foyer entrance.
All trades-related items must be transported via the Level 3 or Level 1 garage entrances.
Tradespersons are not permitted to pass through the Level 2 lobby after working in the renovated apartment and must exit via the garage.
Peninsula Tower does not provide dedicated tradesperson parking.
It is the owner’s responsibility to arrange parking for their contractors.
Owners may allow tradespersons to use their own allocated parking space, but must not use or obstruct another resident’s space without explicit permission.
The loading bay cannot be used for tradesperson parking, as it is reserved for daily operational needs and emergency access.
Renovation waste must not be placed in the building’s common area bins.
All construction and renovation debris must be removed from the site by the tradespersons.
The builder must include, as part of their proposal, photographic evidence and a description identifying the location of all existing access panels, including but not limited to:
a) Bathroom cold water isolation taps located behind wall tiles
b) Ceiling access panels for air-conditioning services
c) Ceiling access panels for fire dampers
d) Any other existing access panels within the apartment
The builder must also confirm and agree that access to all identified panels will be maintained and fully available upon completion of the renovation works. The size of all access panels must not be reduced from their existing dimensions.The location of all access panels must not be changed.
Protective coverings must be placed on the common-area landing outside the apartment undergoing renovation.
At the end of each workday, the area must be thoroughly cleaned and left in a tidy condition.
The builder must include a copy of this policy with their proposal submission, signed and acknowledged as accepted.
