The Mitchell Farm is located on the northeast corner of Kings Highway (Sussex Road 268) and Gills Neck Road (Sussex Road 267) within the Coastal Area (growth area) per the 2018 Sussex County Comprehensive Plan (Comp Plan) and a Level 1 Environmentally Sensitive Developing Area (growth area) per the State Strategies for State Policies and Spending map (Strategies).
The Zwaanendael-Lowder Mitchell Farm consists of about 48 acres of farmland fronting Kings Highway and Gills Neck Road near the Gills Neck Road-Kings Highway intersection in Lewes, Delaware. The landowner, Mitchell Family, LLC is requesting zoning changes to allow construction of 1 additional three-story commercial office buildings and 267 residential units on the parcel. There are about 300+ acres of undeveloped farmland along Kings Highway and Freeman Highway that have either already been approved for development or will be in the not distant future.
If approved as proposed, the Mitchell Farm will have 1 two-story office building, 1 three-story office building, 153 townhouses and 114 Duplexes generating 4,900 new daily vehicle trips. The two commercial buildings will provide for 83,000 square feet of office space.
