The map at left was created in June 2019 using Sussex County mapping tools. The Kings Highway Corridor shown begins around Dartmouth Drive, proceeds down Kings Highway to Freeman Highway and ends at the canal. The full corridor length extends to Henlopen Drive.
The white stars indicate large undeveloped parcels totaling about 300 acres that are either already approved for development or will be in the near future.
It is important to note that to date there has been no large scale up-zoning approval for Heavy Commercial (C3) zoning as proposed for Mitchell Farm along this cooridor.
The unbuilt 75,000 square foot Village Center is zoned B1, Neighborhood Business District; the Assisted Living Facility is zoned CF(HC) Community Facilities (Healthcare) Zone and Dutchmans Harvest fronting Savannah Road is proposed R5 - Mixed Residential. The recently completed two-story Medical Building at the corener of Gills Neck Road and Kings Highway remained AR-1 with a Conditional Use (CU).
Commercial zoning approval for the Mitchell Farm will likely set a precedent for other large parcels of Kings Highway.
