Kanchanjanga VIP Enclaves was completed its Block-II by “Z Estates” in the year 1994. It is the first Project by this builder. Subsequently, Block-I and Block-III were completed in the year 1997 and 1998 respectively. Block- I and Block-II are seven (G + 6) storied and have twenty apartments each whereas in Block-III there are eight (G + 7) stories with twenty three apartments. Hence, there are sixty three (63) apartments in all.
All the three blocks were built in a single premise of total area of one acre and two hundred decimal. All three blocks are enclosed by three gates and other service gates. All three blocks are managed by a single Association having society registration no. KRD-6195-414 of 1995.
There are separate identified parking spaces for each flat. The building has raft foundation and all the pillars are interlocked to withstand earthquakes as well as cyclone of high intensity. It has experienced the super cyclone of 1999, Phailin cyclone of 2013 and Fani cyclone of 2019.
It is one of the rarest and oldest societies of twin city of Bhubaneswar & Cuttack where all rules, norms, procedures, expectations and decisions are democratically decided and implemented. The managing committee is duly elected and meets frequently in accordance with its bye-laws. The Endeavour of the managing committee is to provide comfortable housing with clean environment, secure living, and sharing happiness and to set examples in joint living i.e. ‘BASUDHAIBA KUTUMBAKAM”.
Before undertaking any project the managing committee seeks expert advice either from professional resident or from outside expert and executes them only after it is fully satisfied. It evaluates results and benefits of each work in Managing Committee meetings and accordingly makes future plans.
To maintain transparency in its activities the managing committee has formed various subcommittees such as civil maintenance and construction, electrical construction, horticulture & garden, security, car parking, light and fire safety, legal, cultural and involved ladies to manage some of its day to day affairs. The Society has mobilised its own funds through contributions from members, income from temporary letting out of corner garage room to a shop, rent from roof top microwave tower, community hall, interest on deposits etc. The general audit of accounts of the Society is up to date and latest audited financial report is attached.
Developed & Better living Infra-structural Facilities:
The Society has also created social infrastructure that has made the colony a premier area of the region, the salient features of which are as under:
§ More than 50% of the total land is covered with lush green gardens which is one of biggest of its kind in any society in the twin city of Bhubaneswar and Cuttack. The periphery covers another 500 dec. of area with serviceable road with variety of trees and shrubs.
§ There exists a paved pathway for walkers and joggers.
§ It has power supply from single point connection to each block separately and 24 hour power backup to all flats and utility areas. All three blocks are connected to a single eco-friendly noiseless 82.5 KVA diesel power generator.
§ Provides drinking water to its residents on 24 hour basis through overhead storage tanks. Three tube wells have also been installed to meet the same.
§ It has reserved covered parking for all the 63 members.
§ 24 hours operational lifts have been installed in all the three blocks.
§ It has its own intercom system with facility through automatic EPBX system.
§ Surveillance cameras at the main gate as well as the strategic positions with TV display are also installed.
§ It has two toilets on ground floor in each block for use by general staff and contract labour. We have provided housing facilities with separate arrangement for cooking etc. to our security guards.
§ Has Sports facility for badminton, indoor facilities for other indoor games.
§ Has Common area consisting of one party hall of 1000 sq. ft. (Approx.) and one Society office.
Water, sewer, sanitation, lighting of stairs, garden, sports grounds, garages & other common areas, security and other day-to-day facilities are being fully managed by the Society. It provides facilities for electrical and plumbing repairs services to all residents. It further ensures collection of garbage from each floor, roads, stair case and other common areas and its removal from common dumping place on daily basis. It has employed three sweepers for this purpose. Round the clock three guards provide security to the colony. It also provides electricity for lighting stairs, gardens and other common areas. It undertakes yearly repairs, white washing and painting of the complex as and when required. With a view to keep area clean, green and pollution free, it has engaged the services of one gardener. The Society is maintaining all common civil, electrical, DG Set and other properties including firefighting equipment.
Social, Cultural and other Activities:
The Society organises New Year function, Holi & Diwali festival, Flag hoisting ceremony on Independence & Republic Day on regular basis. Sports activities, Health camps, Arts and competitive activities, Group participation with great pomp and show. The society also organises events which involves road shows from various manufacturers, dealers for promoting their products & services.
“Swatch Bharat” campaign has been initiated by the Society along with two other nearby societies to clean the areas around on every Sundays.
Some of the members are keeping touch with Municipal Corporator, Ward inspector and local police officials to give them feed-back on improving pavement on main road and parking on the feeder road so as to ensure neat and clean environment around its periphery.
Service Management System under the Society:
The managing committee consists of elected members and meets frequently in monthly meeting. The proceedings of the meeting are minutes. All rules, norms, procedures and decisions are democratically implemented The Endeavour of the Society is to provide comfortable housing with clean environment, secure living, sharing happiness and to set examples in joint living.
To maintain transparency in its activities, the managing committee has formed various subcommittees such as civil maintenance and construction, electrical construction, horticulture & garden, security, car parking, light and fire safety, legal, cultural and involved ladies to manage some of its day to day affairs.
Water harvesting and Water sprinklers have been planned to install in the garden, It has also planned to enlist the services of one horticulture consultant to look after the upkeep of the garden. The Society plans to set up gymnasium/ health centre, modern library, card room for senior citizens, cooperative store and a boutique in near future.
The “U” Shaped road encircling Nandadevi Apartment which is predominantly used by us is planned to have interlocking paver tiles to maintain neat and clean environment. A part of this will be utilized as paid parking area.
A senior citizen forum is also planned to start in our society. A group consists of some of the doctors and enthusiasts among the members are identified who will be taking care of them in emergency.
We do render medical aid & services to old and ailing persons staying alone in our apartment complex in their need. We are having three (3) wheel chairs to bring the sick ones to the ground floor.
