There has been substantial delay from the auditors to close some minor comments/feedbacks from the MC. We are following up on this and hope to have it closed asap. The comments do not affect the final numbers as indicated in the report.
This delay has also resulted in us not being able to share the presentation/report earlier.
Maintenance collection for 1st half 2025:
As discussed, and decided, in the CMV Owners Association AGM 2024 conducted on 01/12/2024, the maintenance fee for first half of 2025 will need to be collected, for us to be able to continue with the basic services we have at the moment (Gardeners for park maintenance and de-weeding of common areas, Manager to support owners activities, Apna Complex subscriptions to name a few). Just to be reminded, maintenance has only been collected until now for two quarters (Q4 2022 and Q2 2023). No collections have happened for 1.5 years since then.
Maintenance will be collected at the same rate of 25 paisa/sqft/month for 6 months (First half 2025). Depending on the cash flow and expenses, a decision will be taken in the 2nd half if further maintenance collection is required for 2025. The invoice will be raised by 31st January 2025. Property tax 2025 payment support:
The window for payment of property tax 2025 is now open. For all owners, who have cleared all their dues, the manager can support with the tax payment. The actuals charged by the panchayat office will be invoiced back to the owners. There is no additional service charge.
Information received by the manager on discussion with the VAO:
If you have paid tax last year:
· Tax amount will be Rs 100 + bill amount (Entire amount to be paid to panchayat office); bill amount will be calculated based on plot size and will range between Rs 10 – 30
· Documents to be submitted:
1. Last year tax receipts
2. Updated Patta (See instructions below on how to download)
3. Aadhar copy
If you have NOT paid tax last year/years before:
· All the past pending dues will be collected from the year in which they have bought site/ the year which they got Patta
· Documents to be submitted:
1. Updated Patta (See instructions below on how to download)
2. Aadhar copy
Further, the VAO has communicated via manager to all owners, to clear their tax dues. He seems to have checked the records and found only few owners paying taxes and many pending since past 5-8 years. He has communicated that this year every one has to pay tax and clear all the pending dues
Requesting for support to pay property tax via Apna complex
· Raise a complaint in ApnaComplex with category as Tax Payment
· Attach (Apna complex allows only one document to be attached at a time. Attach all the documents as additional updates to the same complaint.
