Patta is a government record containing land ownership, area of land, and the location with survey details. Verifying Patta documents will show that property is being bought from the rightful owner as per the Government records while purchasing any property.
To have a clear property title, a valid Patta with the seller is a must for the land that he/she is selling. After purchasing the ground, the buyer must apply to the concerned Taluka office to transfer Patta to the buyer’s name to maintain a clear title.

It is the individual owner's responsibility to get Patta done by visiting Tahsildar’s office (Refer process below).

First of all you need to note the down Survey Number where your plot belongs to.
Then visit nearby e-Sevai Maiyam and apply for Patta Change online.
Get Copy of the document you applied for in the e-sevai maiyam. You will also get confirmation to your mobile number.
Visit Tahsildar Office, get Challan from Revenue dept section, Fill it with Survey Number you want the land to change patta for, enter amount you want to pay BANK which is Rs.40 as on date per survey number. get Date Seal in Treasury , Revenue, Land Survey dept ( total 3 seals )
Visit nearby SBI bank-> make payment -> two copies will be taken by the Bank and one will be given to you.
Now take Xerox copy of all the land document, EC, e-sevai maiyam document, aadhar, and submit to Land Survey Department in Tahsildar office.They’ll take it and it will be forwarded to Surveyor / Village Administrative Officer to visit, survey land and allot new Survey/ Patta number with your own Name.

The Patta you get from your agent or https://eservices.tn.gov.in/ might be in Tamil. You may use Google Translate to translate to English. Google will only make a best-effort-translation. So the Spelling of your name after translation may not be correct.

As far as our understanding goes, when a new patta is issued, the area under your plot is issued a new survey subdivision number. This survey subdivision number number will be coming under a bigger survey number that is mentioned in sale deed. So the numbers in the sale deed and patta.
Both these survey numbers will be there in the FMB (field measurement book). FMB can be checked online but not updated regularly. What we have observed is that some issued pattas has the FMB updated online but some do not have. We are not exactly sure of the FMB update process, so cannot give more information on how to get this updated. We urge you to check with the Taluk office/agent who has given the Patta to you.
Note that on resale of a plot which already has a patta, there is no need to issue a new subdivision number as it's already there in the FMB. The patta is simply transferred to your name.
Plot number will not be there in Patta as that is something CMV specific and will not be there in Govt records.
Check if the first name is the same as your sale deed. The format is
Father Name of First Owner First Owner XXXX
First owner Relation Second Owner XXXX
If the names are wrong, immediately approach your same agent to correct without any cost.
Check whether your Patta is updated in the FMB sketch online at https://eservices.tn.gov.in/ using the below option on the site.
At this point the volunteer group thinks that if you have got the tax paid after you received patta, it is good. We have had cases where patta has been received but tax payment was denied.
Check that names in the patta matches names in sale deed
Check online at https://eservices.tn.gov.in/ by giving patta number/survey number and it shows your patta
Are you able to pay tax using your patta
