Celebrating the month of July as "CMV Van Mahotsav" Month.
At the onset of monsoons, we encourage all owners to do plantations in their own plots, with plants of their own choice. On request, owners will be supported by the Facility team, for water and digging of the ground for placement of plants. No charges will be levied to the owners for this arrangement. This facility will only be available for the owners whose maintenance dues are NIL.
We have enabled a Survey form (Refer Notifications) in Apnacomplex to gather information of number of interested owners participating and their preferred weekend of visit for plantation among the following weekends:
8th and 9th July
15th and 16th July
22nd July and 23rd July
29th and 30th July
The requests for the weekend should be atleast received before the previous week Sunday. For e.g if one is visiting on 8th / 9th July weekend, confirmation must be received via the survey form latest by 2nd July. The last date to update the form is 21st July for 29th/30th July weekend participation.
After confirmation via the survey form, please expect a call from our facility manager to agree on the positioning of the plants and the number of pits required to be dug. The same will be readied before the weekend you plan to visit. Water facility will be available only during the weekends.

Cleaning of the plot is out of scope of this program. You are requested to engage the vendors listed in the apnacomplex platform or others to directly coordinate for cleaning the plots. For this initiative, it is not necessary that you have to clean the plot.
It is recommended to have fencing done to avoid any cattle feeding on the plants.However, it is up to your judgement and decision.

Maintenance Collection: Maintenance will NOT be collected for the quarter July 2023 to Sep 2023. The Management Committee will prioritise collection of overdue maintenance and other tasks at hand. Request all owners who are yet to clear their dues, please do it asap. Our Facility manager will continue to follow-up for maintenance dues payment and ownership validation.

Please find the summary of the updates from the Event:
Owner Participation
276 headcounts were registered for the event. Considering VAO and other facility staff, the estimated headcount was 296. However, we ordered food for 250, considering there will be drop outs. Also, we made sure that our facility team called each owner for confirmation.
208 people (including children) representing 72 owners attended the event.
Total of 224 people had lunch and participated in activities at the site. This included 208 owners and 16 facility and event staff members.
As 250 headcounts were ordered for lunch, the remaining 26 plates were distributed to a nearby Ashram by our Facilities team, Four SIgnature.

Vendor Selection and Assumptions
Catering Selection: 3 vendors were assessed, and selection of the vendor ( NEB Caterers based out of Hosur.) was done based on the lowest quote and google rating of the vendor.
Event Management Selection: Three vendors were contacted (1 near Bagalur and 2 in Bangalore) . The Bagalur vendor did not have all options. Between 2 other vendors, we went with Four signatures as they gave us the best offer of unlimited Popcorn and Cotton Candy at the same price as the other vendor.
TentHouse/ Electrical Wiring/Painting of the Clubhouse and Pergola area/ Water / Generator/ Lawn Cleaning : Due to the dependency of coordination and support required from the Concorde site POC, we went with the Concorde Site POC, Ramesh's referred vendor.
Projector: Projector was sourced from a vendor in Bangalore, however it could not be used for the meeting due to the damage caused by the high power voltage fluctuation at the site.

Subcommittee Formation
It was informed during the GBM that we will request to form separate sub-committees for Clubhouse and house Construction support to bring focus. An email with the approach here was sent to all owners requesting for nomination on 1st June and the last date of nomination is 15th June. Till date we have got only 2 nominations ( Niraj Gupta (1338) and Sanjay Sharan (1117 & 893). If the numbers are not adequate, this initiative may be dropped. Refer Email with Subject [Subcommittee Formation Request to Owners for Clubhouse , Construction Purposes and other] sent on 1st June.
Event Highlights
VAO of Eachangur lit the Lamp and had lunch with the owners who got a chance to talk to him directly. Assistant VAO of Kothapalli villages also was present. On our question about who will maintain roads and streetlights, he asked us to talk directly with the Panchayat.

There have been many discussions/suggestions from owners to initiate activities around important areas like Club House, Construction etc. This has been deliberated within the MC and volunteers group; and the preferred approach is to form sub committees to address the different critical areas. These Subcommittees will focus on specific areas of work and will ensure parallel developmental work can continue at the layout.
The first step will be for the sub committee to explore possibilities, ground work to be done, recommended approach, cost and effort. The recommendations will be discussed in the Management Committee, together with the sub committee to agree on the way forward/execution. Ambition is to follow a time bound approach, at least for the first step.
More details about the sub committees and the actions are detailed in the excel below. Please treat the actions as a first draft, to be fleshed further by the subcommittees.

Request for volunteers who can support being part of the committee or from outside, having domain knowledge for assessing the capacity/ design of the Infrastructure like STP, Water and others. As informed earlier, to support the ideology of the current Management Committee, to become a part of the volunteer/ MC group there must not be any conflict of interest with our interest to develop the society.

Update from Concorde on remaining work with Tim...
89 Owners representing 97 Plots have registered for the event. We have closed the registration as we need to prepare for the logistics.
Total headcount registered is 229 adults and 47 children. Our facility Manager will be contacting all owners on the contact number provided in the Apnacomplex platform in the next couple of days to reconfirm the headcount to avoid any food wastage, when we place the final count of plates to the caterer.
Although we'll provide limited paper cups (will be given on request) and sufficient drinking water at the facility, request owners to bring their own drinking water bottles in order to avoid littering.

Owners Validation and Maintenance Payment Status as of 28th April 2023:
Quarter Oct 2022 to Dec 2022 - 504 Plot owners have paid Rs 8.58 lakhs towards maintenance
Quarter Jan 2023 - March 2023 - Maintenance was not collected due to limited bandwidth from Management Committee and delayed initiation of Facility services
Quarter April 2023 to Jun 2023 - 218 Plot owners have paid Rs 4.06 lakhs towards maintenance till date
Note: These are unaudited figures. The CA auditor (www.alexandjose.in) who did the audit of accounts until 31st March 2022 has been re-engaged for auditing the financials of the year ending 31st March, 2023. The quote for his service and timelines are awaited. Audited financials will be presented in the Annual General Body Meeting, as it was done last year.
Our projected budget, when we kicked off the Maintenance, was estimated to be Rs. 2.5 Lakhs per month (7.5 Lakh Rs per quarter) for 5 gardeners, Facility manager and 6 Security guards with tools on rentals.
But we continue to deploy minimal services of the Facility manager and 2 gardeners with rental tools as we want to observe the consistency of the maintenance collection.
The current expenses of the Facility services since we started on 22nd January, 2023 has been in the range of 60 K to 70 K per month (varying due to the consumables like Petrol and other Tools costs)
We are cautiously spending the maintenance amount on the facility as we learn the best way to maintain the layout and owners' funds are not wasted. The challenges of deweeding the layout has been expressed in the past, we will discuss more in the meeting.
We are also trying to get more people validated and pay for maintenance. We will review the readiness of increasing the scope of Facility services, shortly.
Parallely, we are working with Concorde for the required infrastructure so that deployment of Facility services are more effective like Back gate security cabin, closing of boundary and rooms for labourers. More updates on this in the Infrastructure section of this email

Pending Infrastructure Updates from Concorde:
Electricity: Two rolls of electricity cables were delivered at the site a few days back. As per Concorde it may take 4 to 6 months more to complete the Electrical work as it is dependent on the Government. The current election process in Karnataka is further slowing down. The electricity to the layout is for setting up the Streetlights. The individual connection for the plot must be requested when one is interested to construct like any layout.
3 of 6 Temporary rooms have been renovated to enable the facility service workers to stay at the layout.

Discussion Minutes:
Boundary walls - 95% complete. Around 12 places of 28 open areas, the neighbouring owners would not allow it to close. A discussion with the respective owners to be planned after the Concorde Liaison team provides concrete information of the issue. Some of the Boundary walls are waiting for STP to complete as those places require retaining walls, draining of water etc. to be completed and the remaining would be closed with gates. A date will be provided along with the MOM by Concorde. Mid July we must get the visibility of how many gates can be put, how many walls can be completed or how many will be left open.
Back Gate Security Cabin to complete within 45 days by mid May.
Requested Concorde to hand over the 5 rooms beside the Office and the current Restroom that can be used by owners. Concorde to build one more Restroom adjacent to these 5 rooms so that workers can use.- Mid May
Road signage Painting - By April ( as per Ramesh did not discuss with Concorde)
STP and electricity completion targets were requested to be provided along with MOM by the Concorde. There were issues which had to be addressed
Capacity of OHT, STP to be provided along with assumptions/calculations done per plot/ members taken to arrive at the value along with MOM.
Concorde to confirm what support can the owners expect from Concorde for the first few houses agreeing to build?
Currently 6000 Rs. per month is the Electricity rental amount paid to the Government for 15KVA power consumption ( usage is less, this is the min rent) used for 4 motors and main road street lights.
Association to socialise with Panchayat and discuss if the Govt will maintain the street lights when tax payment starts from the layout. We made them aware that owners have already started paying taxes.
Concorde has requested the association to take over the monthly electricity charges that Concorde has been paying (~6000 INR per month). Association has declined unless agreed for handover. We can discuss the next handover tentatively in July. We aren't ready yet, unless we understand the full design / assets and plan. it will be taken up at the right time in the subsequent handover.
People constructing should provision for septic tank ( 11ft by 4 ft) and water storage as fallback. (1000 litre in the sump and 1000 litres min overhead)
Questions answered for water testing (Reference email to Concorde here)
Owners get their own plumbers to get the tap fixed at the plot end.
One Control valve caters to one road. If there are 76 roads there must be 76 control valves at least.
Before making water operational MC suggested we do testing on all 75 areas and random plots to confirm water reachability to the farthest points. As the numbers are huge, it needs to be planned in phases. Concorde to provide diagram and asset information of motors, borewell, pumps OHT and valves to plan end to end testing. Current understanding is while chambers for valves are built, the control valves are not positioned. Concorde to come back with the timelines when we are ready to test.
If control valves are not there, before testing, the pipes may burst. Also plots on a higher land area may not get water, or pipes inside the lower land area may burst. So this needs to be carefully planned.
In a particular road, if one house has a breakage of a pipeline, it must be repaired before other houses can get the water. This is a dependency in each valve road that it manages. Operational guidelines need to be in place for such maintenance.
One motor is used to pull water from the borewell and another pump from borewell to the sump. Pumps for borewell are shared. Concorde to share the diag and complete asset details.
Hardly 2 electrical units required to operate the pumps. It can be estimated that it will take 2 units per time it is run. Estimated cost is 500 rs per month. However it is currently well within the minimal monthly rental of 6 K for 15 KVA
When taps are being put in the individual plots, individual owners should secure their plot either by proper Fencing and also by a cement chamber and iron tap. This may cost around 7.5 K which the respective owners need to bear and may engage their own vendor to install. Ramesh the SIte POC can also facilitate. if the numbers are more, the cost may reduce as per Ramesh.
Number of Borewells/ Pumps/ Layout/ Function and details to be handed over before planning for water testing. Also, to confirm how much water in each borewell.
13. Concorde to start developing the parks. Once they complete these can be taken over. Park1 and then Park 2 is being looked at for readiness and handover initially.
14. Concorde will build appropriate pits in the park / around the layout for rainwater harvesting in suitable areas. Also, requested to construct a Pit for gathering green waste for manure purposes.
15. Some roads requiring patch work are in progress, the Association will inspect and add more roads to handover in the next phase as deemed ready. Tentatively the next handover can be planned for July.

17. First Phase Handover documents
Not discussed in the physical meeting, but as previously agreed, Concorde to start paying the maintenance. Sqft of the plots retained by Concorde is awaited. Association Bank details have been provided to Concorde to pay the Quarterly Maintenance for the unsold and Commercial Plots.

This is in line with our discussion with Mr. Ajaz and others in Nov 2021. For future, Concorde needs to support maintenance for all unsold / unidentified plots until the same are sold. Also Concorde to pay for maintenance for commercial areas under Concorde possession until that is sold. We can discuss the same during our meeting. However this will not stop us from going ahead with the signature of the first phase handover documentation. Please understand if we are jointly able to maintain the site, it will add weightage and it will increase the value of the plots that even Concorde owns.
The security bills are pending from Jan 2023 and they are on verge of disrupting the services from 1st March 2023. MC: Security services currently are deployed by Concorde, we ( Mist Valley Owners Association) have no contract with them to pay or retain. We will decide vendors as per our process and deploy when we are convinced it is suitable. Even if we deploy security, association contracted security will not be responsible to manage the concorde owned / not handed over infrastructure at the site which includes the Electricity pole/ STP related materials etc. The open Boundary walls remain a concern for us. Please refer to the attached file (CMV-Compound Wall Open Areas ) for the number of openings and the length of each. Also, here are the pics. It is difficult for us to deploy security in the current condition. We would need to have gates put and entry manned. We will discuss and agree the best approach.
We also need to discuss on our expenditures for other maintenance activities like gardening, weed cutting, electricity etc. from 1st Jan 2023.
MC: You may already know that we have deployed our gardeners for weed cutting maintenance and Facility manager at the site starting from 1st Jan 2023. For the remaining agree we can speak when we meet.

Fire Incident: On 15th March, when our Facility Manager was away attempting to pay tax, there was a fire incident in the layout. Reason has not been confirmed yet. This has impacted between plot 1185 - 1196. A gentle reminder to whoever is yet to clean the plots, please do so asap.
Plot Cleaning and Multi Vendor contacts on Apnacomplex
We have consolidated details of vendors for some selected activities like Plot Cleaning (Grass cutting, digging), Patta Transfer and Plot Fencing. These are individual member responsibilities and choices. You can access the Vendor details only from ApnaComplex Web Portal. From the Menu on the left side traverse to Directory -> Vendors. Note that this is just a consolidation of the information we have collected from different sources and the management committee will in no way be responsible for any engagement that the individual owners undertake with them. Please share only details of vendors that you have personally used or at least one other owner of Mist Valley has used. The management Committee will verify the vendors and then add to the list.

Tax payment happens at a patta level. If multiple plots owned by the same owner have the same patta number, then, only one tax payment is required for all plots. If multiple plots have different patta numbers, then multiple tax payments will need to be made.
For plots falling in Chokkanathapuram and Ichangoor village, the property tax + service costs is Rs 100. For plots in Kothapalli village, the property tax + Service Cost is Rs 150. These two fall under different Panchayat offices with different VAO’s.
A gentle reminder for you to raise the request in ApnaComplex if you want your property tax paid (Only those who have paid the annual maintenance). We have been informed by the VAO that it is mandatory to pay the taxes from this year ( though this is not verified and there are no official notifications). Also, as indicated, though the last date is 30th April, the village office has said it can close earlier too. So please do the needful at the earliest.

Concorde Handover and Maintenance: Concorde has informed that the security services are on verge of getting stopped from March 1st, 2023. Refer their email to the association here and responses from MC. In lieu of this decision, we would be deciding shortly on deploying security in the layout. However, our maintenance collection of Oct to Dec still is low at only 473 paid of 901 total validated plots. Refer here for the status. Attached file is the list of Owners who have not paid Maintenance - Data as of 26th Feb 2023. Please note there will be follow ups from the facility manager and Volunteer teams. Please expect calls from them reminding you to pay your dues.
Also, in the last one month of the facility manager's service, our volunteer team's feedback is good. This helped us to enable the CMV land Tax Payment support for the owners quickly. Collection of maintenance fee will resume from April - May- June Quarter.
Keep your respective plots clean to avoid fires : Reminding you that it is this time of the year when due to dry foliage and sun heat, sudden fires incident occurs as observed in previous years. We strongly advise you to keep your respective plots clean by de-weeding/ cutting the grass. Management committee has collated some vendor contacts referenced by fellow owners who had taken their service. These vendors can help you clean your plot at your personal cost. Owners are advised to engage them at their own risk and further negotiate with them and directly pay the vendor. You may inform us to remove a vendor's name from the list if they haven't performed as per your expectation. However, no escalation is expected to our mailbox regarding vendor work. At the most after you have engaged the vendor and on completion of their work, you may utilise the Apnacomplex Complaint box and request for a pic to be shared by the facility manager via complaint Box on request for you to assess their work. Coordination with the vendors must happen directly between the owner and vendor. Do not seek Association or Facility manager's help.
Note: Please inform your vendors not to remove the weeds by putting open fire in the plot. This may spread to other plots. The vendors must make their own arrangement to dispose of the waste or take help of Ramesh (Site POC) or the Facility manager at the layout to dispose of the waste appropriately.
In order to see a clean layout, the owners need to keep their own plot clean which will aid in appreciating our property price!!
Multiple Vendor Contacts: In our efforts to ensure that the owners being remote do not fall in mercy of a few vendors, we are introducing a process of introducing vendors and logging feedback. For now this is being limited to for Cleaning of plots, Patta and Fencing . Owners can directly update here more vendor contacts, which will be available until the end of next week for gathering more contacts. The same can be referred in ApnaComplex (Only Web Portal, not on Mobile app)-> Directories -> Vendor, after we remove the excel sheet. .
The current list has been collated based on inputs from the owners / discussion on the telegram group. As you engage new vendors, if satisfactory, you may suggest the same on the telegram group/ email us to add them in the list so that we enable a multi-vendor approach and reduce monopoly with a few vendors at the site. At any point, none of the volunteer team or Management committee will be involved in coordinating / negotiating with the vendors for your personal plot. Request each owner to engage them for your personal requirement at your own risk and responsibility.
Tax Payment: Total of 36 requests were submitted of which18 requests that had all documents as of 24th march were considered for 1st phase submission. All 18 were completed and the soft copy of the receipts were uploaded to the respective Apnacomplex complaints record for owners to download.
The physical tax receipts will be kept at the CMV site for a period of one year from the date of payment. You may collect the same when visiting the layout from the manager. No requests to be made to the Association to courier the receipts. Currently, the Association would not be supporting such requests.

If your plot lies in Kothapalli village (Name of the village will be written in the Patta/ Chitta document), the Tax amount will be 50 INR for which the VAO will provide receipt also.
Home Construction: One of the owners has started the process of House design and approval process. There was a requirement of submitting an approved Concorde layout plan to the Hosur authorities, which was further requested to Concorde and received. You may refer here for the document for anyone planning to build in CMV.
Challenges of deweeding work in the common area: We have deployed 2 gardeners with a brush cutting tool. Sharing with you the following multiple challenges experienced while deweeding the common area.
The roots of these weeds are deep and strong, and require effort to remove.
Brush Cutting tool cannot be used to remove roots.
Appropriate tools to be bought like cowbar/ digger which can be used for removing the Weeds from the road.
Was advised to use water to loosen the soil (no rains recently) for removing the roots.
Water is needed for muds that have settled over the years in the side of the roads and drains.
Once a road is cleaned, there is no guarantee that they will remain clen as dry leaves again from the plants due to the wind are spreading on the roads. This is making the roads look unclean. This is mostly due to the dry season.
Disposing of weeds also has been challenging. We will be investing in a wheel barrow/trolley for transporting water/ trash.
Weeds are regrown in places where it was cut earlier.
With all these challenges please bear with us while we understand the best way to get this work done. Ideas are welcome from owners who can advise us on the best way to manage these. Currently we will continue with two gardeners for another one month, as we streamline the process of cleaning and disposing off the waste and the best way to keep the layout clean.

One nomination was received. Please welcome Bhaskar Boyapati to the management Committee team. Request more people to join us and be the part of the change you want to see in the layout!
A considerably reduced number (9) of committee members are continuing to manage the committee affairs. Due to the limited bandwidth, we are holding on raising the invoice for the quarter Jan to March and continue with the minimal services possible until we have more owner support. This situation will be reviewed again before the end of March. If the response from the owners community is still poor to participate in the management committee affairs, we will assume that no one is really interested in any developmental work and we will then slowly start to disengage. We urge all, that let this not happen as it will take us back a few years again!
In the last few months you have seen support from Concorde in completing the Roads, Boundary walls where feasible, Main Gate painting, plot numbering, Water line, STP work and even Electrical work. We need people from our side to coordinate things for the inspection/ testing/ building process for operations. If Concorde gets to know that owners are not interested then they will also halt their further work. It is due to the current active association, they are investing the amount in this dead layout of 10 years+. High time that owners realise this!!

Facility Management:
The Facility Manager and 2 gardeners along with the necessary tools have been deployed from 22nd January 2023 at the CMV site. We have released Payment of INR 28438 for their services in Jan 2023 (calculated on prorata basis).
Three owners/with family outside of the management committee and Volunteer group had come and joined us at the site on 22nd January, when we engaged the facility team. Anand, Vinod and Jay Mahesh a big callout to you for supporting and being there with us!
Facility Manager Support
The facility Manager's Name is Tharun U.
His work timings are 9:30 to 5:30 PM. Monday to Saturday, Sunday Off. Please note that he may need to go out of the site to support work as assigned by the MC team.
After much consideration we are holding on to sharing the manager's contact directly. We will review the situation shortly.
Manager will record entry of all owners visiting the layout in a register as per a format instructed to him. Please cooperate by providing the required details when you visit the site.

Gardening work is assigned by the management committee. Please do not request any personal plot cleaning requests to him.
Please keep in mind that the response from the Village office contacts for tax payment are slow. The manager may need to visit the office multiple times to pay one tax.
Avoid emails to the management committee members for the information already shared. It may not be responded to. Bandwidth of the management committee is less. All coordinations via Apnacomplex. For issues, join the Management Committee setup meetings.
Deweeding of Common Area by the deployed 2 gardeners
The gardeners have been given a target to complete the cleaning of the common area at the entry of the CMV in the first month (refer to the map below). First they will clean the common area ( road side, drain) within the boundary of Road no 19 and 20 and Main gate. (The full map is attached for reference). We are evaluating work periodically done at the site. Refer here for some pictures and videos from the site after deployment of gardeners for deweeding of the common area.
Update from Concorde Management:
Concorde is keen to see the association start taking handover. Concorde has communicated to us that they will be withdrawing the security services soon.
Concorde and Association agreed to initiate the part handover process with the disclaimers mentioned (Refer to the discussion with Concorde here). Concorde requested MC to visit the office for sign off on the first phase for a section of inspected roads, main entrance. The date is yet to be decided.
Concorde also agreed to take it up with their management for maintenance contribution. It may take time but will be communicated to the owners as information is available.
Patta update from Concorde:
As you are aware MC had taken up with Concorde to resolve Patta issues reported to us by the owners. 31 Pattas were submitted to Concorde as an initiative to resolve the known issues. 18 were completed successfully as part of Phase1. This proved that a long pending issue in the Survey 82/4 has been resolved.
Status of the remaining 13 Pattas for which documents were submitted to Concorde by the respective owners to resolve their issues are still being processed by Concorde. An update is now expected by the end of Feb. We request the respective impacted owners to visit /call the Concorde office and follow-up. This will give the push that is needed.
No further Patta execution will be undertaken by MC after Concorde completes these 13 numbers. Concorde CRM has communicated to MC to inform all owners that if any new issues arise, owners may directly contact their recommended agent, Rajesh Hosur +919884009236. Rajesh Hosur will directly interact with Concorde for any issues he may face to get the Patta. Concorde further informed us to communicate that their negotiated agent service charge rate is INR 10k per Patta. Advance 2.5 /3 K to be given first along with the documents required and rest after completion of Patta. The details how this charge will be used by the agent is unknown to the Management Committee. Owners can try and further negotiate with Rajesh on the cost. Owners are free to decide on engaging Rajesh or any other agent of their choice and at their own risk. Management committee won't be responsible for any activity dealt with Rajesh or any agent in this regard.

Finally we have selected the facility management service vendor! We plan to sign the contract with them at Concorde Mist valley (CMV) on 22nd Jan, between 10 AM to 11 AM.
Owners are welcome to join us at CMV between this time to witness the MC engaging with the service provider at work. Apologies for the short notice as shortlisting, assessing vendors/ contract review/ identifying people have taken a considerable time and effort from us. For those who are unable to make it tomorrow, we will plan for a separate owners meeting as well shortly and inform you in advance. The updates will be sent via email as usual.
Some further updates:
Vendor 'Four Signature' is selected as our facility service provider. Refer here for their Contract agreement and Survey details. 'Four signature' was selected based on the lowest quote. They also provided a detailed survey and demo of gardening tool operation.
After much consideration, we are deploying one facility coordinator, two gardeners with one rented Brush Cutter gardening tool to start from 22nd January 2023.
The Brush cutter and other tools are being taken on rent considering the security, operational cost and tool maintenance cost. After 2 months of evaluation of work and tool efficiency we can revisit the decision if we can buy the tool on our own. The consumables like fuel cost will be on actual cost.
Work will be evaluated for the first two months and after review and based on their performance we will decide the next course of actions.
The facility manager is being identified who can speak good Tamil and fair English and Hindi as required for the work purpose. We plan to introduce the manager during our meeting at the CMV site on 22nd Jan and the contact details will be shared on email to all owners after the 22nd Jan physical meeting. Please refer to the contract document for the Scope of work for the manager.
The manager is expected to help with the tax payments. We are assessing the best approach to engage and evaluating the risks involved. We will discuss the approach further during the physical meeting and communicate to the owners via email only.
We will be initiating this quarter's maintenance.
