Finances
Todd gave financial report, including income and expenditures for the last year. There were no unusual items, other than tree removal costs for 2018 were about one half of the amount budgeted. Dues assessment will be $30 for this year. 11 properties were sold in 2018, and 3 have sold so far in 2019. Of the 243 parcels in the association (203 owners), 27 parcels are overdue on HOA dues—17 of which owe more than one year of dues. Liens will be filed on properties more than 4–5 years of non-payment. Thirteen owners own 51 properties in the HOA that are rental properties.
Protective Covenants
• Pat raised his concerns about variances in the shed covenants. We may need to make amendments to clarify some requirements and change some others. Pat cautioned that changing the covenants needs to be a thoughtful process, because it is not trivial. After discussion, we generally agreed upon a mail-in ballot being sent this year to affect proposed changes.
• Board members are not policing the HOA for violations of laws or HOA covenants. If you see a problem, the Board encourages you contact the offending property owner, a Board member, or Lincoln Police, depending on the nature of the disturbance.
Commons Area
The HOA is responsible for approximately 3.5 acres of drainage area north and south of Indigo Court. Dues pay for mowing and weed control in this area. High-flow storm events continue to affect a few homes adjacent to the drainage channel. Todd explained that the City of Lincoln designed the area to handle a 5-year storm and amelioration measures are the individual property owner's responsibility, subject to HOA bylaws and covenants.
Board Nominations/Election
Nominees: Todd Loseke, Neal Bryan, Dorothy Ramsey, Ken Snyder, and Pat Grewe (all incumbent).
Tom moved for an approving vote of the slate of nominees, Gregory seconded the motion. The motion carried unanimously. Officers will be elected from the slate at the next Board Meeting in June. All members are invited to attend Board meetings. Upcoming meetings will be posted on the HOA Facebook group.
Neighborhood News
• Home owners are free to hold garage/yard sales anytime. We encourage use of the Facebook group to announce such events.
• For the third year running, the HOA has rented a roll-off dumpster for the exclusive use of Prairie Ridge HOA owners. It will be placed on Indigo Court between May 10–13. No hazardous materials or yard waste. Homeowners were notified of this service by email, Facebook, website, and postal mailing.
