Prairie Ridge Homeowner’s Association Meeting Minutes
Board Members Present: Todd Loseke, Franklin Choutka, Tom Beckenhauer, Ken Snyder

Business:
Present board members introduced themselves & Todd reviewed the recent activity of the association and the past year.
Tom reviewed the current financial report and what expenses that occurred the past year. The total income (dues receipts) for the year was $5,862.10 and expenses were $5,854.99 – a surplus of $7.40. The primary expenses were common maintenance $4,030, insurance $673, legal/accounting $715 and misc postage & supplies $437. Budget for 2011 is based on similar expense levels and dues assessed at $25 per property. The dues assessment invoices will be mailed in late summer when the funds are needed. When properties are sold that are part of the association, the Title companies check with the association to ensure that dues are current. If they are not, they collect the funds at closing. A letter is being mailed to new property owners that explains the association and provides contact information.
The association continues to participate in the North Lincoln Neighborhood News. The magazine is published quarterly and we are able to provide content at no cost to us. Todd encouraged anyone that may be interested in submitting articles for the magazine to let him know.
The Protective Covenants continue to be enforced following the Rules Enforcement Policy. There are no reported violations that are not resolved. No changes were proposed.
No new board member nominations were received. The current board members were nominated and elected for another one-year term based on a verbal vote.
Property owners that live at 2065 and 2066 Indigo Ct. expressed concern about the condition of the commons area behind their properties (where trees were removed last year). Todd will set up a meeting with them and other individuals from the board to check out the area and discuss possible solutions.
