Prairie Ridge Home Owner’s Association Meeting Minutes
Eisley Library. All board members present. This is our scheduled year-end meeting to elect or re-elect new officers.
Also present: Jeff Barnes, John Larreau, Keith Pearson and Kari Beckenhauer.
Meeting called to order at 6:04 PM.
The meeting started with an introduction of the current officers. (Todd, Jeff, Amber, Franklin, and Dan.)
Todd recapped the past year and how we got to the present day. The association was re-instituted on May 29th, 2008 to enforce the covenants of the neighborhood and to take care of the commons area. The Lincoln Police addressed the association at the March meeting about parties in the neighborhood and what they are doing to control them.
We have held monthly board meetings in attempts to set ground rules and get the association current. There were past tax filings, etc that needed to be taken care of.
The dues in 2008 were $35. The new board will set a budget for the year and evaluate if the dues can drop. It is believed from the financial report of the past year that the dues may drop as low as $25.
Cost towards insurance was one of the large expenses. Insurance is held to protect the board as well as the commons area. Liability issues to protect against any lawsuits.
The past year saw two amendments to the covenants. The shed proposal passed with a high percentage. This is to allow garden sheds in the back yards of properties. All plans must be presented to and approved by the board. All final locations must be taken to the city to apply for a permit.
RV’s are only allowed on the driveways for a total of 14 days throughout one calendar year.
We are running a free website through Google. This is a basic informative website as of now. Todd suggested if anyone wants to “pretty” it up, please step forward. We hope to maybe put more information on in the future.
There was an Enforcement Policy handout. It will be posted on the website. The handout had a set of steps on how the board is going to handle those not following the associations’ policies.
Todd had sent a second letter to the association to the north, North Ridge, about a drainage issue in the commons. No response as of yet. No action has been taken. Public Works looked at the situation and cannot intervene. A storm drain is plugged by debris and trash and is flooding a couple of PRHA homes. Todd will keep sending them letters.
A financial report was handed out. It showed all totals of transactions from 2008. Over 80% of homeowners have paid their dues.
A quarterly publication of Neighborhood News will be arriving in our mailboxes in June. This is another free service to the association. It is paid for by advertisers. There will be basic information in the first issue. The board is looking for more ideas for the next quarter. (Garage sale info, etc.)

All nominations were verbal. All nominations were seconded. A verbal unanimous vote for all above candidates. The board will vote on who holds what positions.
Some possible upcoming events. The new board will meet to decide. Set schedule meeting for the first Thursday of every month. May not have to meet that often since things have been organized and made current.
