Prairie Ridge Home Owner's Association Meeting Minutes
Meeting called to order at 6:29 PM
Business:
Finances
Tom gave financial report, including income and expenditures for the last year. There were no unusual items, and no questions were raised by the members present. Dues assessment will be $30 for this year. It is anticipated that dues assessment will fall again after this year after Commons Area drainage problems are resolved. 15 properties were sold in 2012, and 8 have sold so far in 2013. Most of these have come current on association dues after sale. There are 241 lots in the association. We have email addresses on file for about one-third of the owners. It's important to maintain insurance for commons area liability.
Protective Covenants
Three covenant violations were addressed in 2012: 2 instances of long-term boat parking and 1 external TV antenna. All violations were resolved. Members are requested to report violations to the Board of Directors. The Board is not patrolling for violations.

Commons Area
We continue to have problems with drainage from North Hills subdivision, with erosion, water backup, and flooding into Prairie Ridge homes. Lincoln watershed management NRD has available a 50% cost share for storm water improvements, but suggests hiring an engineering firm to secure permits for dredging and designing project. The Board is continuing attempts to coordinate repairs/amendments with North Hills subdivision.
There is also always the risk of tree fall in the commons area, and tree trimming maintenance is an ongoing necessity. Attendee asked about planting trees into the Commons area.
Board Nominations/Election
Nominees: Todd Loseke, Neal Bryan, Tom Beckenhauer, Ken Snyder (all incumbent) and Dave Macek.
Vote for slate of nominees was unanimous. Officers will be selected at the next Board Meeting, June 13. All members are invited to attend Board meetings, scheduled for 2nd Thursdays of most months.
Neighborhood News
Garage Sale Weekends are scheduled for May 17–18 and August 24–25. Home owners are free to hold sales anytime, but these dates are listed in Neighborhood News and Craigslist for more publicity.
