Todd called meeting to order 6:30
Financial report - January
Deposit $633 in association dues received; Expense $32.59 to reimburse Todd for postage, supplies, and PO Box rental; Balance $12,060.
Thirty-three properties are delinquent on dues.
Eleven of the 33 are more than five years in arrears; Todd will send notice to these owners that liens will be filed next month.
Todd has an example lien that Bicentennial Estates uses. Filing will cost $10 per page.
Two properties on Prairie Lane recently sold; Todd sent them a letter about the HOA and dues.
Covenant Violations
No formal action needed.
Commons Maintenance
Estimate on damaged/weak tree removal last Fall, but decided to wait until after Winter
Volunteers cleaned up some of the downed limbs; may be able to avoid paying for future clean up projects by asking for volunteers.
Drainage from North Hills: Todd will talk to Barnes family one more time before we take the plunge on drainage refurbishing project. North Hills has given oral agreement for sharing our portion of the cost of the project 50%. Still unknown if NRD will contribute 50% of the overall cost; we won't know until plans are submitted. Todd will try to get North Hills agreement in writing.
Neighborhood News
Four-color publication will be discontinued unless the three HOAs fund (~$8,000/yr total) or other ad revenue is identified. The Board prefers to send an annual newsletter at less cost, and Dave will set up a Facebook group to see if that can be used to reach members
Future activities
Todd will announce 2014 garage sale dates soon, based on previous years.
Dave asked about the process of changing covenants to allow dues to be used for HOA social events. That may be a business item at the next Association meeting (May 8 at 6:30 p.m.).
Next board meeting is scheduled for March 13 at 6:30 p.m.
