THE promise of waking up every morning to fresh breeze and cool green viewed from the many glass windows and doors, is one of the key selling points of Bayu Kemensah, a gated and guarded residential project in Kemensah Heights, Ampang.
In fact, the home designs by developers Delta Elegance Sdn Bhd emphasises on living in a serene environment that is free from most noises as well.
“We use double-glazed tempered glass for our windows and doors thus buffering out outside sounds,” director Yu Chee Sing said, adding that they also have a central vacuum system that has the advantage of lessening vacuum noise in the house as the machine is placed outside.
“Here we place emphasis on workmanship and natural lighting as well which is why we use things like floors made of thick single piece woods and place plenty of windows,” Yu said.
There are altogether five different bungalow designs and only 13 of the 33 units are still available.
Each home has 6 + 1 (six bedrooms including two master bedrooms and one maid’s room) rooms and eight bathrooms, six of which are attached to the bedrooms as well as a minimum of two family areas. The bathrooms also feature one of the more modern designs of being partially walled in glass and screened from the outside by metal slats to provide an interesting bathing experience lighted naturally.
“We also have a three-tier security system, the first is the perimeter fencing and monitoring via CCTV from the guardhouse followed by patrolling and lastly we install CCTV’s in each home so owners are able to monitor the four corners of their property at all times,” Yu said.
There is also the option of having lap pools for six of the units with larger land areas as well as water features inside the house.
However, all these elements come together in a harmonious airy design with ceilings about 12 - 13 feet high.
Things like bulky air-conditioning units and house alarm systems are placed inobstrusively.
Other house features include a central solar heating and rainwater harvesting system as well as garage space enough for a minimum of four cars.
Unit built-up areas start from 5,432 square feet (sq ft) to 5,844 sq ft while land areas start from 4,550 sq ft.
Among the facilities provided within the community where each house pays RM0.10 per sq ft maintenance fee is a playground, reflexology path as well as a barbeque area. Prices for the units start from RM2.7mil and is a freehold development offering strata titles.
Though Bayu Kemensah has a completion date in middle of 2012, Yu said that they were ahead of schedule by six months.
“We are also targeting a Green Building Index certification of which we are currently applying for,” he added.
Yu said that the green views are of Bukit Tabur and there are two upcoming development on either side of Bayu Kemensah that will be of similar ilk.
