Monthly Dues (current as of April 2025, subject to change)
Base common dues paid by all homes - $22 per month
HOA landscape maintained single-family & duet homes (Silver Leaf/PUD) - $22 base + $167 = $189 per month
HOA landscape maintained townhomes on Crescent Drive/Way/Row - $22 base + $112 = $134 per month
HOA landscape maintained townhomes built by McArthur Homes - $22 base + $82 = $104 per month
What do these dues cover? (based on current CC&Rs... subject to change if amended)
Base common dues ($24/month) cover:
General account management
Landscape and maintenance services for common areas (trails, parks, retention pond areas, sidewalk areas along Harvest Parkway, entrances)
Snow removal on HOA maintained sidewalk areas (trails, around parks, and on Harvest Parkway)
Water and electric utilities for these common areas
Liability insurance for the HOA and common areas
Other general administrative and office expenses (mailings, annual meetings, internet domain, etc.)
Contribution to common area capital reserves (for maintenance, repair and replacement of park areas, trails, entrance signs, common area sidewalks, etc.)
Silver Leaf dues ($204/month) cover:
Common dues listed above ($24 of the total)
Structural insurance for the home (except for contents, $25,000 deductible... homeowners need supplemental insurance to cover liability, contents, and portion of the deductible if desired; these are known as HO-6 policies)
Outside an inside water (except for some homes which the city required to have a separate culinary water meter, in which case there will be a monthly credit for the HOA budgeted cost for water not used)
Landscape maintenance for standard landscaping in the yard (street trees, foundation planter areas around the home, and lawn areas in front, side and rear of home) including mowing and edging, weeding (monthly approximately), shrub trimming (a couple times a season), and basic fertilizing and weed control in grass. Routine care and replacement of standard shrubs and street trees as needed.
Homeowners are responsible for all maintenance of supplemental landscaping, trees, garden areas, planter areas, patios, etc. (or supplemental maintenance costs will be billed by the HOA)
Homeowners are responsible for walkout basement areas, where applicable, well as any fenced courtyard areas
Snow removal on driveway, front steps and walk, and sidewalks in front of home (if any) when 2" or more falls [Homeowners are responsible for snow amounts below this or for general ongoing spot treatment of ice on walks or driveway areas]
Pest control ONLY includes items affecting landscaping, such as gophers and voles. All other items, including wasps, are the responsibility of homeowners.

Crescent Townhome dues ($149/month) cover:
Common dues listed above ($24 of the total)
Structural insurance for the home (except for contents, $25,000 deductible (subject to change)... homeowners need supplemental insurance to cover liability, contents, and portion of the deductible if desired; these are known as HO-6 policies)
Outside an inside water
Landscape maintenance for standard landscaping in the front and side yards (street trees, foundation planter areas around the front and side of the home). Lawn areas in front, side and rear will be maintained (if accessible) including mowing and edging. Weeding (monthly approximately), shrub trimming (a couple times a season), and basic fertilizing and weed control in grass. Routine care and replacement of standard shrubs (front and side yard only) and street and trail trees as needed.
Townhome owners are responsible for areas in the rear of the home, around deck, etc. (must be kept maintained)
Snow removal on front sidewalks, front steps and walk, in alleyway, and parking stalls (to the extent that they are accessible) when 2" or more falls
Townhome owners are responsible for snow amounts below this or for general ongoing spot treatment of ice on walks
Townhome owners are responsible for snow removal in the rear of the home on steps/walkways
Exterior maintenance of the structure is not covered (although it may be coordinated through the HOA in some cases, such as roof repairs).
Maintenance of the alley way behind homes (garages and parking stalls maintained by owners or at separate expense of owners for area on their property)
Pest control ONLY includes items affecting landscaping, such as gophers and voles. All other items, including wasps, are the responsibility of homeowners.
Management and administrative costs related to services above
This does NOT include any capital reserves for this section of homes since there are no structural or capital items covered (e.g., roof replacement, etc., since these are homeowner responsibility to cover)
McArthur Townhome dues ($110/month) cover:
Common dues listed above ($24 of the total)
Structural insurance for the home (except for contents, $25,000 deductible... homeowners need supplemental insurance to cover liability, contents, and portion of the deductible if desired; these are known as HO-6 policies)
Landscape maintenance for front and side yards (street trees, foundation planter areas around the home, and lawn areas in front, side) as well as the immediate common areas. This includes mowing and edging, weeding (monthly approximately), shrub trimming (a couple times a season), and basic fertilizing and weed control in grass. Routine care and replacement of standard shrubs and street trees as needed.
Townhome owners are responsible for the enclosed rear yard areas (must be kept maintained)
Water for side yards, front yards, and all townhome common areas (rear yards and inside water are on individual homeowner meters)
Snow removal on driveways, front sidewalks, front steps and walk, and guest parking stalls (to the extent that they are accessible) when 2" or more falls
Townhome owners are responsible for snow amounts below this or for general ongoing spot treatment of ice on walks
Exterior maintenance of the structure is not covered (although it may be coordinated through the HOA in some cases, such as roof repairs).
Maintenance of the guest parking stall areas.
