Effective January 1, 2013, the DT/DC HOA assumed periodic maintenance and end-of-life replacement of mail boxes and posts for Delaware Trace and Delaware Commons. Note that this is a maintenance plan only. The HOA has not taken over ownership of the mailboxes and posts. It remains the responsibility of the homeowner to replace or repair if one or both are damaged due to vandalism or accident (snowplows, trash trucks, etc.). The maintenance provided by the HOA consists of painting, cleaning, and replacement at end-of-life.
No allowances were made for the current state of the mailbox and post at the start of the program. Homeowners that had recently replaced their mailbox and/or post were not reimbursed. Likewise, homeowners that had neglected their mailbox/post were not assessed any additional charge. The portion of the annual budget allocated to this project represents the yearly wear and tear of the mailbox and post, regardless of its initial condition.
The benefit to the community is the elimination of unsightly mailboxes and a more uniform look, since all the mailboxes will be in good condition and all the posts will be the same color. This should enhance property values. Individual homeowners will not have to worry about getting the correct color of paint to repaint their mailbox post. Additionally, all will benefit from the quantity discounts the HOA will get on the replacement boxes and posts – something an individual homeowner could not receive.
The HOA Board of Directors will survey the neighborhoods on an annual basis and determine which mail boxes will be replaced and which posts require painting or replacement. If your mail box and/or post needs to be replaced, contact the HOA Board to find out if your box/post is on this year's list. If you wish to replace your mail box and/or post now and do not want to wait for the HOA program to replace it, you are free to do so at your own expense. Contact:
