Access to the compound is restricted to the teachers and staff (and their dependents) of Shabaka Training and their guests.
As a rule, students are not allowed in the compound.
Alcohol is prohibited and illegal in Saudi Arabia. We respect and comply with the laws and regulations of the Kingdom. Alcohol is not allowed within the compound.
All appliances found in the residence are to be considered property of Shabaka Training and belong in the specified apartment.
If the appliance is broken or lost, the resident is responsible for the replacement of the appliances, unless special conditions apply.
Special conditions include flood, fire, appliance wiring, longevity of appliance, or loss by other condition as determined by the compound manager.
All bicycles are the responsibility of the owner. Shabaka Training takes no responsibility for any bike on or within the compound.
All bicycles are to be stored in areas that do not impede or inconvenience others.
Residents are responsible for maintaining an acceptable level of cleanliness in their room(s). In the event that adequate health and safety standards are not maintained, Shabaka Training will have the apartment cleaned at the resident’s expense.
Any problem beyond the housekeeping scope should be referred to the compound manager.
Residents should not attempt to repair or make general maintenance changes without specific permission from the compound manager.
Under community living conditions, pests can become unwanted guests. You can minimize problems by being proactive:
Keep kitchen areas clean, wash dirty dishes, wipe counters and vacuum or sweep often.
Use sealed containers to store food items, condiments, etc.
Never leave food in open containers
Do not store paper bags or cardboard boxes; it encourages nesting by roaches and mice.
Use plastic trash bags for storage and for trash.
Each resident should consider the well-being of neighboring residents at all times.
As a general rule, the noise level should remain quiet after 8:00 p.m. unless permission has been granted by the residents that would be affected in the adjoining apartments and buildings.
We believe that most conflicts with other residents can be dealt with on a one-to-one basis without the need of an arbitrator. If there are problems we ask that you speak to each other in a direct and kind manner.
In the event that a conflict is unable to be handled within the confines of the parties involved, those concerns should be made directly in writing to the compound manager.
Shabaka Training building plans include expansion and reconstruction from time to time and are both necessary and desirable. Please be patient with any potential construction that may hinder your daily routine.
Scotch tape, adhesive tape, hooks, putty, nails, small tacks, push pins, and glue can be used for hanging decorations but as they may severely damage walls- they may necessitate repainting an entire room at the resident’s expense.
Painting of the room(s) and excessive coverings are prohibited unless permission is granted
Decorations must be flame retardant; check tags or wrappers prior to purchase. Decorations must not be placed in front of exits
Discard damaged light sets (frayed wires, broken/cracked sockets, etc).
All electrical decorations must be unplugged when unattended.
The use of open flames, such as candles and incense are allowed but at the responsibility of the resident.
Shabaka Training reserves the right to extend or deny early Move-In privileges to incoming residents, as well as to accommodate or deny requests to remain in residence beyond the end of the contract agreement.
In the event of an emergency evacuation of a building, residents are to meet in the Recreation Center. Residents must bring their passport or Iquama with them.
With your help, conserving energy can reduce operations costs and soften the compound’s impact on the environment. Some ways in which you can make a difference:
Turn off appliances when not in use, including lights, computers, and other electronics. If possible set the computer to an energy saving mode.
Use energy efficient appliances whenever possible. Use the minimum necessary wattage in light fixtures.
Don’t leave water running.
Turn off the air conditioner when not in residence.
All guests, licensees, and visitors are subject to Shabaka Training Regulations. When an individual or group invites guests not directly connected with Shabaka, the individual or group assumes responsibility for their awareness of these regulations, and may also be held responsible for the behavior of their guests.
Your privilege to have guests requires consideration of your roommate, neighbors, and other community members, and at any time is subject to the following limitations:
The host must register the guest properly
The presence of guests must not restrict free access of legitimate occupants to all common spaces and to any private space they may have, or create any situation that infringes on the right of the building residents to remain undisturbed in any residence.
A guest may not remain in an apartment for more than three consecutive nights without prior authorization. Extended guest permission may be obtained through the compound manager.
The resident must accompany the guest inside buildings. The actions of the guest are the resident’s responsibility.
Guests may not sign in other guests.
Guests may not sleep in public spaces or utilize the public spaces for personal activities during their stay.
Shabaka Training reserves the right to withdraw hospitality from any guest who violates any regulation, abuses guest privileges, or who disturbs the Shabaka Training community.
Any resident infected or suspected of being infected with a contagious disease must contact the CM immediately.
Issues involving residents with health concerns are reviewed individually, with resolution based on medical facts, Shabaka policies, and with concern for confidentiality and the best interests of all parties involved.
Immuno-compromised teachers may require and be granted special housing arrangements to protect themselves for medical or emotional reasons. Requests for room assignments and changes are considered in accordance with established residence policies, depending on the availability of rooms.
Inspections are completed at the beginning and end of both semesters, and typically during February. Potentially this could be with the local Fire Department representative. The purposes of inspections are as follows
to ensure that residents are following Shabaka Training occupancy regulations
to check safety precautions (fire extinguishers, illegal appliances)
to confirm inventory
to report any damage or change in the condition of the apartment
At the time of inspection, Shabaka Training has the right to confiscate and/or report billing for:
Any missing or misappropriated item from the apartment or compound (i.e. furniture)
Damaged property
Inspections can occur with or without your presence. If an inspection occurs without your presence, a note will be left explaining, the people who entered, and the purpose of entry, along with the date and time of entry and any noteworthy outcomes of the inspection.
Shabaka Training does not provide insurance for damage or loss to residents’ property. You should arrange for coverage of all property you bring to the compound and into your residence. Check with your existing policy for more information.
Each apartment building has internet access, however the bandwidth is limited and Saudi Arabian internet is best described as “iffy”
To use the wireless network, your laptop must have a wireless network card or adapter. This is usually offered as a built-in option on most laptops.
There is no wired connection within the apartments at the compound.
Key access to your room will be issued to you upon your arrival at the beginning of the occupancy period
When you move out of your room at the end of your occupancy period (including room changes), you must check-out through the CM and hand in your room keys. Until you return your keys, your move-out is not complete. The CM does not accept keys via mail service. Failure to return key(s) will result in a lock change with a charge of $80.
If you are unable to come to the CM to obtain a loan key, you may call the CM at his cell number during regular hours to ask him to meet you at your location to unlock your room door. After three lockouts residents will have to pay a fee to receive any additional lockouts.
Loaner keys are available from the CM. To obtain a spare key when you are locked out, contact the CM. You may borrow a key for one week.
Lost Keys
Report lost keys immediately to the CM. The lock core to your room will be changed and new keys will be issued. Residents will be billed to cover the labor and material for cutting the key(s) and changing the core.
All maintenance and repairs are to be done only by Shabaka Training or companies hired by Shabaka. Non-compliance may result in fines. Repairs done by unauthorized personnel are subject to substantial fines.
You may report individual room problems by visiting the Shabaka Training website and filling out a service request. In the event of an emergency call the CM’s cell phone.

Specify the building, room, and needed repair. If you believe that the problem was not corrected adequate service, please contact the CM.
Call the CM’s cell phone immediately, regardless of the hour.
Typical emergency repairs:
Plumbing problems that cause flooding
Immediate health and safety hazards such as sparking electrical outlets or fixtures.
Tampering with life or fire safety equipment is cause for an automatic fine
The compound manager and Shabaka Training reserve the right to conduct facility improvements, repairs, and preventative maintenance in the interest of safety and comfort for our resident’s community. It is not our practice to offer rebates or to guarantee reassignments should such repairs become necessary. We will attempt to forewarn residents regarding disruptions of environment and/or service. However, we cannot guarantee that we will be given the opportunity to do this in every case.
Upon moving in or moving out of an apartment, the CM. must be the resident’s initial and final point of contact. Here, your official move-in and move-out time is recorded, paper work is completed, and keys are dispensed and returned.
Compound quiet hours are 10pm to 7am. Noise, whether indoors or outdoors, which is easily discernible by other residents is prohibited.
All vehicles are to be parked in designated parking places. There are no assigned spots or privileges regarding parking, except for official Shabaka vehicles.
No Pets
Residents should not leave personal belongings in the hallways as it may obstruct exit routes in the event of an emergency. All belongings left in hallways will be considered trash and discarded.
Permission must be obtained to utilize indoor recreational space for organized activities. Please see the CM to reserve space and time.
Trash should be disposed of in trash bins that are located at the entrance of all buildings. Be sure to bag your trash. Large items and empty cardboard boxes should not be put into trash bins, but should be placed beside the bin instead.
Under no circumstances should trash or personal belongings of any kind be left in hallways. Unattended personal belongings left in hallways or public areas may be considered to be trash and disposed of as such.
Shabaka Training recognizes and respects your desire for privacy, especially within the context of a group-living environment. It is occasionally necessary for Shabaka to exercise its contractual right to enter an apartment in the interests of maintaining an environment that provides for the health, safety, and welfare of you and your fellow residents. Room entry and inspection can occur with or without your presence.
Maintenance and repair work is most easily done during the regular work day, which would require the resident to grant permission to enter the apartment without the resident present. Residents who refuse permission accept the fact that it will increase the time it takes to complete the maintenance and repair work.
Submissions of work request shall be considered notice of pending room entry.
Generally, the staff and/or CM will not enter rooms after business hours except in the case of an emergency or to insure the well-being of a resident or their belongings.
Non-emergency entry- entry will be pre-arranged with the resident to allow the resident the opportunity to be in attendance.
Emergency entry- rooms shall be entered in your absence by authorized Shabaka personnel when there is cause to believe a situation exists that may jeopardize the health, safety, and welfare of your community, cause damage to a room or its furnishings, or in order to perform housekeeping, inspection, or maintenance functions.
Entry Procedures:
Entry shall occur only after knocking. The knock, shall be followed by a time lapse of sufficient duration to provide you the opportunity to open the door by yourself.
Upon entry, maintenance staff will verbally identify themselves and state their purpose for entry.
Maintenance staff entering an apartment when the resident is not home will leave a door tag informing the teacher why their room was entered.
Each teacher is supplied with a bed, desk, desk chair, and dresser. Additional room furnishings vary depending on the type of room you are provided. Due to limited storage areas, no room furniture may be removed or stored. You may not change or alter the existing facilities and must abide by the following policies:
You are responsible for all furnishings provided. Due to space limitations and work constraints, the compound manager cannot store furniture that belongs in the room.
All furniture needed to maintain maximum capacity will remain in the unit to allow the CM full flexibility in assignment configurations.
Residents will be charged for the replacement of any furniture that is missing at the end of the occupancy period in addition to an administrative fee.
You may not remove residence furniture, equipment, or property; you may not alter floors, ceilings, or doors of any apartment or room, including painting or making structural repairs or modifications without specific permission of the CM and Shabaka Training. You are liable for any damage or alterations incurred during your occupancy period.
Removal of common-area or common-use furniture, equipment, or fixtures is forbidden, as they are intended for use by everyone.
Residents may not add locks, alarms, or chains to their doors, as they hinder access by authorized personnel.
Waterbeds are not permitted in the compound.
Altering or tampering with the apartment, electrical, plumbing, circulation, or other building systems is prohibited.
Residents are not permitted to perform any maintenance or repairs. Shabaka Training personnel or the companies they hire must do all work.
There are limited facilities for sports or sporting events. The pool, small sports field and recreational center are for the exclusive use of the residents and their guests.
If you wish to reserve any area for an event please see the CM directly to fill out an event request form.
All guests at an event are under the direct supervision and responsibility of the host teacher.
There is no additional storage space available in the compound for residents.
Do not feed stray animals in the compound.
Report any stray animals to the CM.
Teachers approved for summer work at the end of the Spring semester are allowed to stay in their current (Spring semester) rooms.
Teachers staying on campus until the end of the summer session may be allowed to move into their fall housing assignment early. Depending on availability.
Depending on your check out date, you are expected to remove your personal belongings and return your room key(s) to the CM. Failure to remove your belongings will result in you paying the additional cleaning fee and your possessions will be considered trash and discarded.
During the vacation/break periods, the compound will operate under a “low-occupancy status”.
The common areas will remain open.
All visitors will need to be signed in with the guard on duty.
There is no early Move-In for the second semester. Open buildings will operate under a low occupancy status; where all visitors will need to be signed in and no guest passes will be issued.
No resident shall perform or permit damage, removal, or unauthorized addition to any furnishings, equipment, or property belonging to the compound apartments. Defacing interior or exterior room or building walls, floors, ceiling or other structures or surfaces with chalk, marker, paint, pen or other substances may be construed as vandalism and action will be taken accordingly. Charges for missing or damaged items will be assessed at replacement cost, including any necessary labor.
All vehicles shall observe a 20 KPH speed limit within the compound.
All vehicles are the responsibility of the owner or the individual that rented the vehicle. Shabaka Training takes no responsibility for any vehicle on or within the compound.
All vehicles are to be parked in designated parking places. There are no assigned spots or privileges regarding parking, except for official Shabaka vehicles.
One vehicle per family/individual is allowed to park in the compound. If you have an extra vehicle, you can park in the lot just outside of the compound within full view of compound security team.
