Concept Design
The Hazelwood Green site is located at a point where industrial, urban, and waterfront landscape typologies meet. However, looking at the site from a human perspective, the site is largely isolated. The concept of weaving is meant to guide the project development towards a site design that reintegrates the site with the surrounding community as well as the surrounding green spaces which serve those communities. The practice of weaving relies on the mutual support of all components to form an enduring structure. Similarly, the concept design intends to facilitate a balanced relationship between community wellness, economic growth, and ecosystem services. Furthermore, the concept serves to honor the natural landscape, site history, and the local vision of an economic hub driven by innovation in a way that feels cohesive for visitors.
Hazelwood Green Masterplan
1. Office Park
The office/studio park consists of buildings with ample green space nearby to improve employee wellness and productivity.
2. Paved Forest Trail
The paved forest trail provides a widely accessible trail for users of all ability levels to enjoy and connects the office park to further amenities. The naturalized area also serves to improve ecosystem services where a historic stream once flowed.
3. Retention Pond
Several stormwater retention ponds are found on site to reduce the rate runoff throughout the site.
4. Riverfront Park
The riverfront remains a naturalized area until phase 2 development which will follow plans outlined in the April 2022 Hazelwood Riverfront Masterplan document. (see figure 1)
5. Outdoor Mall
The outdoor commercial/retail center is located along intersecting pedestrian streets and open spaces. The pedestrian street running east to west connects this central location to the adjacent Hazelwood neighborhood and encourages visitors to interact with the main historical feature on site - Mill 19
6. Central Green
The centralized green space and adjacent plaza establishes a natural gradient leading to the waterfront where more outdoor recreation and retail opportunities may be found. The design also helps orient visitors in the direction of the historic pump house, which will be a major node in the future riverfront park development.
7. Innovation Hub
As stated in the preliminary development plan document, the Hazelwood site is envisioned as mixed used development fueled by an innovation economy. Providing a hub for innovators encourages collaboration and camaraderie.
8. Residential Blocks
Mixed use and residential building are found towards the southern end of the site to create a comfortable, natural transition into the Glenwood neighborhood.
9. Community Greenway/ Shared Street
The greenway runs through the center of the primary residential area on site to establish a greater sense of community among the individual housing complexes. The greenway also provides connectivity between several smaller residential green spaces and alludes to another historic stream channel.
10. Glenwood Park
The Glenwood park provides amenities for the neighboring Glenwood community, which is lacking quality, accessible green space. Providing a second park immediately adjacent to Glenwood will extend the green premium area to encompass the Glenwood neighborhood (thus increasing property value). Presumably, this will stimulate investments in the surrounding area where vacant lots are prevalent.
Planting Design
The Hazelwood Green planting design is inspired by Dutch Garden Designer Piet Oudolf, particularly his work at Lurie Garden in Chicago.
