Preliminary Land Development Plan Critique
Composite Analysis
Advantages
Access to ample amounts of greenspace and river
Already existing bike, pedestrian, trail, and vehicular infrastructure
Surrounded by existing neighborhoods, infrastructure, greenspace, and trails
Challenges
Environmental contamination
“Tabula rasa” proposals in the Preliminary Land Development Plan not tying back to/co-existing with existing communities
Lack of transitional space between building, residential types
Site isolated
Lack of designated park connections
Potential
Increased river and greenspace access in an urban context through redevelopment
Can connect communities to trail networks via greenways (ex. biking from Scotch Bottom to Schenley Park)
Proposed urban development can create a transitional community from suburban Hazelwood to downtown Pittsburgh
