Floor Area Ratio (FAR) is the ratio of a building square footage and the lots area in square feet. This number is used to determine if the amount of floor space on a site is profitable with the sites open green space.
This design achieved a 1.35 total FAR just .05 lower than the pervious designs FAR while featuring a larger green areas.
This map shows the building heights and uses. These spaces and heights are statically located to cater to the pedestrian experience.
The site deign feature very specific circulation pattern with pedestrians at the forefront of planning.
Bike Circulation is set to allow for efficient less cluttered travel across and through the site.
Pedestrian and Open Space circulation transports pedestrians through the site while maintaining distance from vehicle and maximizing the green space traveled.
Public Transit circulation follows the arterial road for efficient travel through the site while minimizing the amount of turns required.
Vehicle Circulation is set up to allow vehicle to get very close to the its destination while minimizing the amount of driving and avoiding pedestrian circulation. There is ample on street parking and several underground garages for uses.
Section AA shows the horizontal layout toward the south end of the site. This sections highlights include the 'Main Pedestrian Axis' and the 'River View Sidewalk'.
The 'Main Pedestrian Axis' allows a pedestrian to see from the green located in the south end residential area into the sites main plaza, effectively framing the view of an important site destination, while providing interesting building shape and height.
The 'River View Sidewalk' is a sidewalk running parallel to the river for the entire length of the site providing excellent views of the river and city while maintain a relatively low grade.
This section is to show building scale and sizes in relation to sidewalks, roads, and green spaces.
