IST do not provide accommodation to new teachers.

Your lease agreement is between you and the Landlord. Your Landlord will need to register your lease with the local tax offices, in order to be legal and to allow you to get your residency registration, and the renewal of your stay permit. When you are on the ground, you will have the opportunity to meet with and be shown properties by real estate agents or private landlords (if any available). Have a look online and select a few apartments you want to see; try and see three or four properties at least before choosing one.

Below you will find a link to a list of English speaking estate agencies, so you can arrange your appointments with them directly. In any case Valeria Cocchi (HR) is available for advice and helping you make appointments for viewings after your arrival.

The two main choices for living are Turin and Chieri (or surrounding areas such as Pecetto Torinese or Pino Torinese or Trofarello)

If you walk around town you may want to look at signs saying:

AFFITTO/ AFFITASI : for rent

APPARTAMENTO : apartment/flat

ARREDATO : furnished. Please remember that in Italy, when a flat is not furnished (NON ARREDATO) it means it is completely empty, no kitchen, no lights, nothing in it

PRIVATO: private landlord, no agency involved (not easy to find, but not impossible)

Pricing

Standard rents for a two-room apartment in downtown Turin normally go from 600 to 800 per month, to which you need to add an average 100/150 Euro per month for condominium fees, which normally include heating (if common/centralised), water, cleaning of the common areas, electricity of the common areas, building superintendent and/or guardian.

It is not so common for Turin to find deals that include everything ( rent + monthly s + utilities and garbage collection). It can happen, but you should not expect that as a standard.

Garbage Collection Service and Utilities

Waste removal works as city tax; when register with the local council, you need to register for garbage collection. Each area has different rules and a different calendar for garbage collection.

Similarly, if you own a TV, you are supposed to pay an annual tax, which now comes out of your electricity bills.

Electricity, gas, internet connection, phone landline, Sky TV in 99% of the cases are not included in the condo fees, and must be paid on top of everything else. You will need to change the name on the bills after signing for your apartments; normally landlords and agencies can help you with that. Normally you can ask your landlords to help you with that. If they cannot help you with that, you can ask Valeria Cocchi (HR) or Jennifer Redman at the main office to assist you.

Paying a deposit and the agency fee - PLEASE READ CAREFULLY

Usually, landlords prefer at least one-year lease agreements, but the standard is 4+4 years, with a standard 3 or 6-month notice in case you want to leave the flat.

When you rent a flat, it is normal practice for the landlord to ask for a two or three month’s deposit, which will be returned to you at the end of the lease, provide the flat is in good condition (same conditions as it was handed over to you at the beginning of the lease).

Agencies have most flats for rent on the Turin market, and they normally charge a fee of two months’ rent + 22% VAT (IVA in Italian).

Please note that choosing Turin will imply much longer waiting periods for all documentation processes (custom clearance of shipping, getting residency, doctor registrations, immigration, access to public offices).
