Description of Service:
I will highlight the best features of the home, rearrange your current furniture and belongings, depersonalize and declutter the space to transform your home into a brighter, spacious, inviting property ready to sell.
In some cases, the best way to update the home is to bring in select accessories, and artwork; in this case you can either rent from myself or I can purchase new items for you to take to your next home.
I will also provide new paint, flooring and lighting suggestions where needed.
This service is also great for Short Term Rental Owners:
Who are wanting to depersonalize their rental, upgrade the appearance and design to raise their nightly rental prices.
I can stage as much or as little depending on your budget.
Mini Makeover Package
*This happens after the Written Staging Consultation.*
Includes:
Focusing on full depersonalization and organization of the entire home and ensuring the 4 most important rooms are decorated; Living Room, Kitchen/Dining, Master Bedroom and Bathroom within 2 hours. Using as much of your current pieces to decorate your spaces. Renting of Décor is available.

Allotted Time: Up to 2 hours of work
All cleaning must be done PRIOR to decorating day.
Main Makeover Package
*This happens after the Written Staging Consultation.*
Includes:
Focusing on full depersonalization and organization of the entire home and Ensuring not only the 4 main rooms; Living Room, Kitchen/Dining, Master Bedroom and Bathroom are decorated, but any guest rooms, office or rec room that can be completed within 4 Hours. Using as much of your current pieces to decorate your spaces, renting of décor and small accent furniture pieces is available.

Discovery Call
We first start by discovering your needs, goals, budget, timeline, target demographic and style type for the project.
-What areas are to be adjusted, decorated and who will be using the spaces.
-Advise If you think you'll need to rent or purchase new items.
This is done over the phone, then we book the in-home consultation.
Consultation
Now I will visit you in your home on the pre-decided day to Discuss:
-Staging preparation -Decluttering -Paint color -Light replacement
-Space planning -Interior/exterior decorating -Curb appeal
*In the written summary report you will also receive:
Course of action To-do lists for the task that need to be done; the month before, the week before, night before and morning of open house or photography day.
Moving check list
If new items are needed I will prepare a rough list of what's to be added to each room.
Sourcing & Prepping
Now I will locate and gather all the required décor, furniture, tools and supplies needed to hang, place and arrange all décor and furniture in your home.
At this time, you will need to ensure the home is being cleaned in preparation for the decorating day.
Decorating Day
I come to your home to decorate, finesses organizing systems, and carry through our design plans.
As shown at the top of this page you can select:
1)The Mini Makeover for up to 2 hours of work, or
2)The Main Makeover for 4 hours of work.
Before I leave the property I will ensure it is photo shoot ready and walk you through how to up-keep the decorating so it looks fabulous until closing.
De-Stage Day
I will come back to your home after it is sold to gather any items you have rented.
Any rented items are to be left exactly where I placed them until the day I come to gather the items.
