The Basement and level carpark is secured by a motorised automatic steel roller shutter door. You were supplied with two swipe openers that will operate the doors once swiped, to allow you to access or exit the carpark through the roller doors. Your remote only opens the door to the basement carpark. Once your car has passed through the door, it will automatically shut.
All maintenance is to be organised through the building manager. No one else should touch the motor or other controls, as this could void the warranty and compromise security.
The refuse room and fire pump room are secured by manually operated roller doors also. These are only accessible by the building manager, who has the keys for each.
Information on the roller door is below for your information, but please do not attempt to service, or disengage the drive yourself.
The hardware used in the development is quality Kaba brand hardware. Keyed doors are on a restricted building masterkey system created by Surfers Paradise Locksmiths. The building manager is the only person who can order more keys for a fee. You will not be able to have copies of your unit cut at locksmiths or Mister Minit etc.
To maintain a high level of function, door hardware, tracks and bearings must be free from dust and grit. Generally, all components can be cleaned with a soft damp cloth. Grease or oil should not be applied to any hardware.
Maintain door locks and handles every 6-12 months, as necessary:
Further Maintenance instructions and specification information is provided in the below brochures on the Kaba locks used.
Stair doors and entry doors to the units are all certified 60 minute fire doors. These require no maintenance other than painting, but can not be altered (holes drilled, hardware added etc) without consulting with the door manufacturer. Any such alteration will compromise the fire rating of the door and could affect the integrity of the door as well as voiding any warranty.
Further information on the fire doors used is in the below brochure.
Fire doors must not be propped open at any time!
