By-Laws are a set of “rules” that the owners and tenants in a strata scheme must follow. They set out the rights and obligations of all parties involved within the building and have been created to ensure a cohesive living environment. They can be amended, and new by-laws can be introduced, at a general meeting of the Body Corporate.
An extract of of the Body Corporate by-laws are included below for your reference. They cover topics such as moving goods and furniture, keeping of pets, cleaning, security, parking etc. A full copy of the bylaws can be obtained by contacting the body corporate manager.

Important note:
The standard of acoustic separation between apartments exceeds the minimum regulatory standard. The acoustic rating at the completion of any alterations to any ceiling, floor or wall, must be at least equal to that existing prior to any alterations being undertaken.
When removing or installing any hard timber or tile floor surfaces:-
- The insurance of the work during installation is to be the responsibility of the Owner or Occupier of the Lot;
- All costs associated with the work are to be met by the Owner or Occupier of the Lot;
- Any Common Property damaged as a consequence of installation is to be fully reinstated at the expense of the Owner of the Lot;
- The Owner of the Lot is to be responsible for the cleaning of the Common Property areas used to transport materials and waste relating to the installation;
- The Owner of the Lot is responsible for removal from the Lot and any Common Property of all surplus materials;
- The Estilo Apartments Body Corporate costs in providing the approval are to be met by the Owner of the Lot;
- Upon completion the Estilo Apartments Body Corporate is to receive written verification that the flooring applies to the standards referred to in by-law 38. When preparation of the floor is completed, the Union Street Apar Body Corporate Committee is entitled to inspect prior to any timber or tile being laid;
- The Owner or Occupier of the Lot’s contractor must park in the Owner or Occupier’s allotted car space; and
- Hours of work of the contractor are to be between 9:00am to 4:00pm Monday to Friday.
