Air Conditioning
The documents below contains a brief explanation of the mechanical and ventilation systems as well as information on the location of your air conditioning unit. Please note that each apartment is supplied with a zoned ducted, air–cooled, reverse cycle, air conditioning system for heating and cooling your home.
Operation
The air conditioning system can be operated in a variety of ways, to suit your preferences. To take advantage of the flexibility available, refer to the Instructions for the wall controller under 'Air Conditioning' located above.
The wall mounted control panel allows you to control the temperature and operation of the system, including timer. The following tips will assist in optimising the performance of your air conditioning:
The ducted units are located in the ceiling space above the kitchen, bathroom or hall ways. Air flows out through vents located in bulkheads, and flows back through the unit via a return air grille located in the ceiling of the hallway.
You may notice that even when the living area zone is isolated (i.e only bedroom zones on) that some "spill over" air will still flow through the living area vents. This is normal to enable the system to function with the return air located in the hallway.
Carpark Exhaust Information
The carpark exhaust system is controlled by an automatic timer which is located in the electrical switchboard within the basement to remove exhaust fumes from vehicle use. There is a fire control isolator for the exhaust fans located at the entrance of the building, this isolator is required to remain locked as the fans are required to run during a fire.
This is controlled via a timer set by building management. The system is not to be adjusted or turned off by anyone not authorised to do so.
Maintenance
Owners are responsible for the maintenance of their own air conditioning system, including the air conditioning condenser. Please note that the warranty provided (can be found under the 'warranties' tab) is conditional on maintenance being undertaken during the warranty period, including routine maintenance, checking of anti-corrosion treatments, cleaning the air filter and checking various items 6 monthly.
To clean the air filter, the hinged, ceiling mounted, access panel will need to be lowered to allow removal and cleaning of the air filter located within the fan coil unit. The fan coil unit access panel is heavy and should be opened with care. We recommend that a qualified trades-person undertakes any works that require access to the fan coil unit.
Ventilation
Individual kitchen exhaust systems have been installed to all apartments through the rangehood. Fans are activated by the switch on the rangehood and they should be turned off when not in use. Information on the rangehood can be found under 'Fixtures & Fittings' - 'Appliance Manuals'.
Hydor exhaust fans have been installed in wet area rooms where a tastic heatlight has not been installed, these are operated via the light switch. The exhaust grill in the bathroom and laundry will assist the removal of steam and humid conditions, prolonging the life of the interior finish, and helping to avoid mould and mildew. The ceiling diffuser should be cleaned every 4 months with a damp cloth. Leaving a window within your dwelling slightly open will increase the air intake and efficiency of all the internal exhaust mechanisms (including kitchen rangehood).
To improve airflow into the laundry exhaust, leave the laundry door at least slightly open while the dryer is in use.
