The Berkeley Student Cooperative (BSC) is an 90 year-old student-governed and operated, non-profit affordable housing cooperative near the University of California at Berkeley. Our mission is to provide quality, low-cost, cooperative housing to students who otherwise might not be able to afford a university education. The BSC houses 1200 students in 17 room-and-board houses and 3 apartment complexes (ranging in size from 17 to 259 students). We provide numerous leadership opportunities to students, who perform the majority of the day-to-day functions, working alongside a professional staff of 28, to operate the organization. JOB DESCRIPTION OVERVIEW
The Rochdale/Fenwick Maintenance Technician is a Full-Time 40 hour per week position. This position performs basic maintenance, repair and improvement work at the Rochdale & Fenwick apartment complexes near UC Berkeley and assists in training apartment student crew members in repair and maintenance techniques. The Rochdale/Fenwick Maintenance Technician must possess the ability and desire to provide excellent customer service and work effectively in a cooperative, student-run organization.
MAINTENANCE RESPONSIBILITIES
Provide prompt and effective response to the maintenance needs of the Rochdale & Fenwick apartment complexes.
Perform basic repairs and improvements related to plumbing, heating and mechanical, appliance repair, locksmithing, fire safety, pest-control exclusionary work, carpentry, drywall, and painting.
Develop basic written plans/drawings of work to be performed.
Daily use of a maintenance request database, including viewing assigned jobs, updating work performed on assigned jobs, and communicating with students, the Apartment Manager, and the Maintenance Director regarding the status of a job.
Assist with Preventative Maintenance Inspections and Room Condition Reports and associated follow-up repairs, as needed.
Regularly monitor the condition and report the needs of the Rochdale & Fenwick apartment complexes to the Facilities Manager and the Maintenance Director in order to ensure that maintenance issues are addressed.
With oversight from the Apartment Manager and Maintenance Director, Call in,coordinate, and act as the primary liaison for outside vendors brought in to perform regular repairs and services.
Assist with dump runs and with haul away vendors to support the apartments need to remove large items including furniture, equipment, trash and lawn debris.
Abide by tenants’ rights, posting notice before entering a unit.
Other duties as assigned, primarily by the Rochdale & Fenwick Apartment Manager or the Maintenance Director.
RELATIONSHIP/TRAINING RESPONSIBILITIES
In conjunction with the Central Maintenance Crew and Rochdale & Fenwick Apartment Manager, support and mentor the student apartment maintenance crew.
Plan and coordinate workshops for apartment residents on basic home improvement tasks such as patching, painting, making window screens, etc.
Attend regular Central Maintenance Crew meetings and monthly BSC Staff meetings.
Participate in ongoing personal training and development opportunities.
Maintain good relations with members in the apartments.
Provide regular updates to both the Rochdale & Fenwick councils.
SKILLS/KNOWLEDGE REQUIRED FOR JOB PERFORMANCE
Good interpersonal, verbal and written communication skills.
Ability to work well with a diverse array of people, and students in particular.
Excellent problem-solving and troubleshooting skills.
Must be able to learn new skills and information quickly, and work well under pressure.
Demonstrated ability to work independently.
Basic skill with Microsoft Office programs (i.e. Word, Excel), email, google applications, and familiarity with database programs.
Basic math skills.
Valid California Driver's License and ability to drive a truck.
Able to manage a calendar and manage multiple medium-sized projects.
Basic knowledge of apartment policies, such as tenants’ rights, and other community oriented experience.
Familiarity with using Google Mail, Google Drive, and Google Sheets competently.
Ability to become thoroughly familiar with the buildings, major building systems, and most common maintenance issues.
At minimum, must have intermediate knowledge of key trades, electrical, plumbing, and HVAC systems.
Familiarity with working around HAZMAT as a technician, knowledge of proper safety measures for residents, and experience interfacing with HAZMAT vendors.
ENTRY LEVEL EXPERIENCE / EDUCATION REQUIRED
Two years of college attendance or equivalent experience working in a college environment.
Two years experience performing basic-level maintenance for residential buildings.
PHYSICAL REQUIREMENTS
Ability to perform duties in a normal office environment and at BSC properties, both indoors and outdoors in all types of weather.
Ability to talk, listen, stoop, kneel, reach, sit, stand, move, walk on uneven terrain, observe and measure physical attributes of properties, distinguish shades of color, and engage in repetitive motions.
Ability to lift 60 pounds.
Ability to operate a computer keyboard, printer, copier, and telephone.
ADDITIONAL REQUIREMENTS
Willingness and ability to carry a mobile phone and respond to calls when away from the office environment (during regular working hours).
Desire to work with students in a student-controlled environment.
COMPENSATION AND BENEFITS
This is a full-time hourly (non-exempt) position, with compensation based on prior experience and skill level. The hourly wage range is $31.36 -$31.93/hr.
