The applicants for 7200 S Claiborne was issued a Non-Structural permit on October 20, 2022 by Safety and Permits. The scope included general renovation and roofing material replacement. The aforementioned scope did not trigger HDLC review.
On December 28, 2022 an HDLC Inspector made a visual inspection of 7200 S Claiborne and noted that a significant portion of the roof was being reframed. Upon further review it was noted that the reframing was not permitted. Additionally the reframing was missing the subtle "Pagoda" like massing where the roof meets the exterior walls. On December 29, 2022 a Stop Work was posted for the demolition and reframing without a CofA and a violation was issued (22-07214-VIONO).Â
On January 9, 2023 an HDLC Inspector made another visual inspection and noted that work had continued in deviation of the Stop Work and the roof was completed, for this reason a second stop work was issued on January 23, 2023. Work continued on the property and another Stop Work was issued on February 16, 2023 by Safety and Permits.
The removal of the articulated "Pagoda" massing on the roof is a significant change that has greatly impacted the historical character of the building. For this reason, Staff recommends retention of the 100% demolition and reframing of the roof with a moderate fine.
