Staff Recommendations:
On May 22, 2023 an HDLC Staff Inspector noted that demolition at the primary façade at 1622 Pine Street was transpiring. Upon verification it was noted that no building permits or Certificate of Appropriateness had been issued. A Stop Work order was issued same day.
An application for retention was submitted on May 22, 2023 with drawings detailing the renovation. HDLC Staff calculated the demolition and encapsulation to be approximately 37.9% which is over the 25% threshold dictated by the demolition ordinance.
In the partial control Uptown Historic District HDLC has no jurisdiction as to what is put back on this building. The historic fabric that has been removed and the encapsulation of this building has already been done, for this reason Staff recommends the retention of the demolition of 37.9% of the primary façade to be granted with a low to moderate fine.
