Staff Recommendations:
509 Olivier Street is a one-story frame double shotgun building constructed in ca. 1885. The building is surmounted by a hipped shingle roof with barrel-style ridge tiles. The original roof form terminates at the rear into a slight camelback addition. An application was submitted for the removal of the existing asphalt shingle roof and the installation of Permalock aluminum shingle roofing system. The Permalock product was reviewed by the ARC and recommended for approval.
The Permalock roofing system is comprised of shingles that interlock to create a cohesive appearance at the roof. The embossed slate and slate finishes were reviewed by the ARC and are the only two finishes being requested for approval. Two key features include the ability of the Permalock shingle to receive existing/historic clay ridge tiles, and provide a similar profile and finish of natural slate.
The request is that this product be considered as an alterative to other metal roofing systems, namely standing seam. If approved, the Permalock embossed slate and slate finishes would only be approvable at the Staff level if they meet the HDLC guidelines for metal roofing installation i.e. when "appropriate for the building type and style." 509 Olivier Street would have likely had a slate roof that was later replaced with shingle. Staff is sympathetic to the fact that shingle roofs have a finite lifespan and are often damaged during major weather events. Staff agrees with the ARC that the Permalock shingle system provides an alternative to the standard standing seam option and recommends that the product be approved for use throughout HDLC districts as a metal roof option.
