Staff Recommendations:
1032 Montegut Street is a one-story two-family frame residential infill building in the Bywater HDLC district. The building proceeded through the HDLC new construction review process and received approval in February 2023. A final inspection in January 2024 revealed several deviations from the approved drawings. The applicant has agreed to work at the Staff level to address a number of the outstanding issues. The applicant is seeking retention of the mismatching header heights of window and door/transom openings at the front façade and side elevations. It was communicated to the applicant and noted on the plans that all window header heights were to match the transom header height of the front façade transoms. The as constructed condition did not meet this requirement, and all window header heights are much lower than the front façade transoms. Staff has no objection to the retention of side elevation header heights provided that the two (2) front façade window header heights be moved to align as per the approved plans. Staff would like to note that all half-screens must also be removed.
