LUMNIA EXEO office campus in Libson showcased a significant shift in sustainable corporate architecture, emerging as a crucial case study for post-occupancy evaluation (POE).
Completed in 2023, the 30,000m2 structure positioned itself as Portugal's largest wellness-focused office complex. Designed by RISCO architects and developed by Avenue, LUMNIA EXEO also holds both LEED (Gold) and WELL Platinum certifications. To understand more, please refer here.
LUMNIA's design combined both biophilic principles and advanced environmental engineering. Some of the examples are as followed:
Double-skin glazed facade, found in 1,280 dynamic shading blades (0.5m depth, 1.5m spacing). This optimize solar shading across seasonal angles. Please refer here for detailed writeup on light.
Near Zero Energy Building (NZEB) strategy integrates 351 photovoltaic panels across three rooftops, generating approximately 230 MWh annually to offset 60% of operational energy demands.
Based on Lumnia Building's WELL Report, they have implemented a Legionella Management Plan, and Mold and Moisture Management Plan. Please refer here for detailed writeup on water.

Adapted from the World Building Design Guide’s (WBDG) POE protocols, a mixed-methods survey will probe user experiences across thermal, acoustic, and spatial dimensions. However, the team did not manage to obtain POE data conducted for its' tenants.
To have an insight into occupants' comfort, we analyzed various online sources as a workaround. Identified points are as followed:
The building is 100% occupied (based on the news article published on 13 Nov 2023).
Full occupancy indicates strong market demand and likely high user satisfaction with the building's design and amenities.
This can be a positive indicator for POE, as it suggests that the building meets or exceeds user expectations in terms of functionality and comfort.
Aniceto Viegas, CEO of Avenue Real Estate shared "LUMNIA aims to make a difference, providing a work and collaboration environment that prioritizes the well-being of users, without compromising the efficiency of workspaces."

There are plenty of public transports and amenities within walking distance (average of 6-7 minutes from major bus and train lines). Please refer here for detailed writeup on location.
It enhances the building's accessibility and mobility for occupants. Please refer here for detailed writeup on movement.
This can lead to higher user satisfaction, as occupants can easily commute to and from the building without relying on personal vehicles.
It will also leads to reduced parking needs, potentially allowing for more efficient use of land for other purposes, such as green spaces or additional amenities.
The integration with public transport enhances the building's livability, as it supports a more connected and sustainable urban lifestyle.

Overall score is 4.5/5 stars based on 47 Google reviews & 4.5/5 stars based on 14 Glassdoor reviews.
Both Google and Glassdoor reviews can provide us on brief insights into occupant satisfaction with aspects like workspace quality, amenities, and overall comfort.
Keywords for Google review are grouped and highlighted in yellow as below, it features on the good location, relaxing/comfort, building's sustainability features and facilities.
In terms of employee review from Glassdoor, the workplace culture are fairly positive with good exposure to multiple environment.
However, the team will like to reaffirm that the POE as analyzed above is not comprehensive due to the limited data available.
To conduct a comprehensive POE, it will be better to supplement online reviews with structured surveys and interviews to obtain more detailed, qualitative insights.
There is also a need to combine user feedback with quantitative data on energy use, water consumption, and other performance metrics to provide a holistic view of the building's performance.
