The Lumnia Building is one of the three office buildings at the EXEO Office Campus, which is located in Parque das Nacoes, a strategic and central area on Lisbon's eastern shore and adjacent to Lisbon's Oriente train station in Portugal. The three buildings make up the office campus, comprising 70,000 sqm of offices, 13,000 sqm of gardens, contemporary design, state-of-the-art facilities, and supporting services.
The Lumnia building occupaies a land area of 6,356 sqm and has a gross floor area of 30,000 sqm, comprising 20 autonomous office units, each with an average size of 1300 sqm, which can be combined to meet the requirements of tenants. Additionally, there are two retail units located on the ground level, offering direct street access to serve both tenants and visitors.
The building is characterised by four volumes arranged around a central courtyard, with variable heights ranging from two to nine floors in a helical progression. These are hollowed out at the ground, creating a seamless relationship between the courtyard and surrounding urban spaces, including the gardens to the North and South, and the new Rua da Centieira to the East. This configuration fosters a 'continuous dialogue' between the interiors, multifunctional external terraces, and the surrounding landscapes.
A hallmark of Lumnia's design is the extensive use of glass and integrated shade blades that provide both luminosity and transparency throughout the whole building. Vertical slats with a depth of 0.5m and a spacing of 1.5m was used to shade the building, and three-dimensional modelling tools were used to study shading at different times of the day and months of the year. The study led to variations in the geometry and rhythm of the slats, creating a building that presents different textures and tonalities depending on the observer's position and the incidence of sunlight.
The main atrium, a space of unusual proportions (13m in height by 9m in width by 41m in length), is the centerpiece of the building's interior, designed to welcome more than 2,000 daily visitors. It features a striking contrast between the metal and glass facade and the concrete wall designed by P06 studio.
The project also includes two outdoor areas that complement the building's functional workspaces: the central courtyard, designed for meetings and socialization, and the third-floor roof terrace, facing south, with pergolas, climbers, and wooden benches designed for extended stays. These outdoor amenities ensure that both private work and community engagement can thrive harmoniously.
The overall design effectively dissolves traditional boundaries between indoor and outdoor spaces—melding broad glass facades, multi‑purpose rooftops, and abundant natural light—with green spaces that invite community interaction and foster a new dynamic in the work day.

EXEO Office Campus provides bike stations and changing rooms for the exclusive use of employees. In all, there are more than 170 parking spaces for bicycles, fully equipped changing rooms and lockers designed for those who like to cycle to the office or take a break at lunchtime for a run along the riverside.
On-site facilities such as markets, restaurants, cafés, gym, bike stations, changing rooms, outdoor squares and gardens, outdoor workstations, which work as natural extensions of the usual workplaces, where employees can hold informal meetings, make phone calls, or simply take a break to eat or socialise.
