One of the first team presentations I participated in as a MLPD candidate was the final project for LDEV 687 - Development Feasibility & Design. Throughout this course, my fellow classmates and I were introduced to the essential due diligence activities that are conducted during the stages of site acquisition and feasibility analysis. For many of us, LDEV 687 was our first course in real estate development. With that being said, the majority of the information that we were learning was brand new, extensive, and at times, overwhelming. To prove my fellow classmates and I grasped a practical understanding of the due diligence process, we were tasked with completing a due diligence and feasibility report. The report was based on a coastal property, in Bradenton, Florida. After reviewing numerous project contracts and reports, my team and I concluded that the project was not physically feasible, and the entitlement process was going to prove too cumbersome for the business partners to risk investing in.
