You will have to look for the local classifieds to find out whether the bank is interested in opening a branch in your area. 8. But, it also involves a lot of hassles which you should be aware of, especially if you have no experience in dealing with this matter. 9. With a professional assistance, however, renting out your vacant area to the bank and securing the monthly income would be a breeze. 10. Generally, any bank that is in need of a vacant space for opening a new branch would release an advertisement and tender demarcating its requirements for the ATM or branch. 11. You can also check the official websites of different banks and if you find that there are no such ads, you will have to research on the market to find out which banks lack sufficient number of branches and whether there is any branch within 1 or 2 kilometre radius of your area. If not, then you may approach the bank manager and convince him to roll out a bank branch in your locale. 12. In your classified ad, make sure you include details like your address, contact number, email id and all other ways of contacting you along with other specifications such as the total area of space available, which floor is it located, whether it has a parking facility, address of the area with the nearest landmark, how much are you expecting from renting out the space and for how many years you want to rent or lease out the space. 13. The bank would then scrutinize your offer and determine whether it is feasible to accept it and take the available area on rent or lease. If your offer appears eligible to them, they would arrange for a personal interview with you and settle the deal with some negotiations and compromises. 14. If you feel that you don’t have a large space where you may allow a bank to open their branch, there is nothing to worry about. You may rent out a space as small as 100 square feet where the bank can establish their new ATM centre. But generally, space available in the ground floor is accepted as an ATM cabin. However, you can write a letter to the estate section of the zonal branch manager to know if your area is eligible to be leased or rented. 15. It is very important to understand that the regulations which applies to residential property is quite different from what applies to commercial area. And a bank is a commercial institution which has a distinct set of agreement where you will have to detail all the points that your tenant has to fill up while taking the space on lease or rent. 16. In most cases, banks take up a lease for 5 years at a stretch which can be renewed again. There are different factors that have to be brought into notice of the bank. So, it is crucial to mention them all in your rental agreement so that you don’t have to face any unpleasant surprises in near future. Professional real estate consultants would be able to help you in dealing on this matter in exchange of a small fee. While there are no downsides of renting or leasing out the area to the bank, you can enjoy greater benefits by being informed about necessary components and minute details. 17. Whether “head-lease or sub-lease” you are going to have to think of the terms in the sense of whether it be ongoing, fixed term, and any conditions that you need to apply for its usage. 18. If you are the freeholder and want to offer the premises to the bank, for them to rent from you, i.e. they are your tenements, you will need you will need to find you what changes they may need, for example if it is a bank with cash and Securities Counters, they are going to need to build a proper Strong Room (safe), complete with combination doors and fully alarmed. Do you want them to create those; or you. This will have to be billed separately as alterations. 19. Remember that most bank branches have their leases set and held by their head office, unless it is a singe bank operation, say a private bank. In the former case, you will be dealing with Head Office, not the actual branch manager. 20. You need to find out from them how long they want the branch to take rent the land. If it is going over a long period, you are going to have to create a lease which has one of its conditions the amount of rent they are going to pay, and whether that rent is fixed for the term of the lease, or reviewed every year (bear in mind that you are going to have to factor in thinks like local taxes on the land which you may have to pay for the freehold ownership). To that end your agreement needs to have that stated. I think in a case like this you need to make the lease “fixed term”, that is to say renewable every 5 years, since it makes it easier to change the terms, such as ground rent and the actual rent they are to pay you. 20. Once you have got all the costs involved, including whether the supply of water, power etc is at their cost outright, or part of the lease (you are better of with the former) factored in then, assuming that they have approached you for the lease it is up to them to refuse or make a counter offer. GVK Power & Infrastructure on Thursday exited the Bengaluru airport by selling its residual 10 percent stake to Canadian NRI businessman Prem Watsa's Fairfax India Holdings Corporation for Rs 1,290 crore. Now Watsa owns 48 percent in the third busiest airport in the country and GVK, which built the greenfield project, exits the airport. The remaining stake is held by Siemens Project Ventures with 26 percent and the Airport Authority and Karnataka State Industrial and Infrastructure Development Corporation hold 13 percent each. On March 24, 2017, the billionaire businessman increased his stake in the airport by 5 percent by picking it up from Flughafen Zurich AG, taking his total holding to 38 percent. In March this year, GVK had closed an agreement signed in March 2016 with Fairfax India to sell a 33 percent stake in the Kempegowda International Airport for Rs 2,202 crore, but retained a 10 percent stake and management control. Subsequently, in June this year, GVK announced its decision to conclude the sale of this 10 per cent residual stake to Fairfax India. GVK build the airport under a 30+30 year concession agreement from the government. In March 2016, the airport was valued at valuing the eight-year-old airport at about Rs 6,500 crore. Commenting on the development, GVK Group founder chairman & managing director GVK Reddy said, "since deleveraging is currently our top priority, we decided to part ways with the Bengaluru airport. However, we would like to reiterate that the airports sector will continue to be a core focus area for GVK." The Bengaluru airport is Fairfax Group's largest investment in the country since it opened an India-dedicated investment company in 2014. It is also the company's biggest bet on the country's infrastructure sector. "We will now focus on Mumbai as well as the Navi Mumbai airport for which we have won the bid and also on selectively evaluating privatisation opportunities. Capacity optimisation and real estate development will now be the priority areas for the existing Mumbai airport," he added. What would a Tamil child who witnessed its beloved mother's body being blown to pieces by shrapnel from Sinhalese cluster bombs think about Sinhalese people? What would a Tamil girl kept as a sex slave in Sinhalese rape camps being repeatedly abused by multiple Sinhalese men for years think about Sinhalese people? What would a Tamil political prisoner languishing in Sinhalese prisons for decades without a trial think about Sinhalese people? What would a grieving mother searching for her “disappeared” son or daughter abducted by Sinhalese white vans think about Sinhalese people? What would a displaced family forced to live in squalid camps while the Sinhalese military occupies their lands think about Sinhalese people? What would the 30,000 Tamil civilians left severely disabled by Sinhalese Army shelling of the so-called ‘no-fire zone’ think about the Sinhalese? I'm sure their opinion differs markedly from well-off Tamils who were privileged enough to have avoided the war. As for me personally, I won’t recite empty platitudes and will be honest. I don’t believe in hating people by things they have no control over like race but I do judge people by their beliefs and behaviour. I believe racial pride and nationalism only divide people and cause unnecessary problems and it would be nice if everyone had a cosmopolitan outlook. But, alas, the world doesn’t work according to your fancy. I don’t want to hate any group but when confronted with overwhelming evidence of their evil I can’t help but take a stance toward them accordingly. Evil deserves to be hated and if a majority in a group do evil things they deserve hate too. I know it’s against political correctness to judge entire groups but what if an entire group is complicit in upholding immoral things? Surely there are circumstances when an entire group deserves to be hated, like the German society during the 1930s-40s. I'd be lying if I said I had never felt anger or hatred toward the Sinhalese. My mind instinctively associates Sinhalese with genocide, torture, rape and shelling. Gruesome images of mutilated bodies from the killing field and cries of innocents come to mind. When I read horrific accounts of how our people had been raped, sexually humiliated, tortured, mutilated, looted, bombarded and starved hate is only natural. In fact I do hold the Sinhala nation responsible for Tamil genocide. Majority of Sinhalese hold far-right nationalistic views that are conducive to genocide. There are similarities between Germany in the 1930s and Sri Lanka today. Nazism and Sinhala nationalism took the same course of development: From the Aryan racial identity to blood and soil ideology to perceived victimhood amidst evil aliens to pogroms against minorities, the Sinhalese nationalists share a lot in common with the Nazis. Like the Jews being reduced to the Untermenschen and equated with the Bolshevik threat in Nazi Germany, the Tamils who not too long ago were noted for their industriousness and education have now been reduced to refugees and “terrorists”. Some argue the Sinhala people can’t be blamed for the actions of their government or military. But it’s wrong to just place the blame on politicians or the government. They've become the convenient scapegoat to all the problems but the political leaders are after all only as good as the society that produces them. It should be noted that unlike the LTTE, their government is democratically elected, hence it represents the will of the majority. I’d be more forgiving if they were critical of their government but they aren’t. In fact, the opposite, they identify with it and are apologists for its abuses to this day. When their armed forces bombarded about 70,000 Tamil men, women and children to death with cluster bombs in a matter of several months in 2009 and then sexually humiliated the traumatised survivors in squalid concentration camps, the Sinhala society responded by celebrating them as war heroes and shielding them from any form of accountability. The state machinery that perpetrates these genocidal abuses against the Tamil nation cannot be sustained without the consent and complicity of the Sinhalese nation. It's they who fund its resources; it's through their money torture chambers, rape camps, concentration camps, killing fields and military occupation are facilitated. I would even argue the government has been more considerate of Tamil demands than the average Sinhala populace and that’s saying a lot. Successive governments since independence have sought to find a compromise with Tamils, only to have their efforts sabotaged each time by Sinhala chauvinists. Let us not forget that way before Tamils were being bombarded and gunned down by Sinhalese armed forces, their forefathers were running around with machetes and gasoline in orgies of mass murder, rape and plunder in response to peaceful protests from Tamils. The whole Sinhala society erupted against Tamils in 1956, 1958, 1977, 1981 and 1983. Thus every segment of the Sinhala society, from the media to the intelligentsia to the clergy to the laity, mobilised against political compromise and power-sharing with Tamils. All of them supported a military solution to the Tamil problem once and for all, hence according to a Center for Policy Alternatives poll from February 2007 nearly 60 percent of Sinhalese supported a military solution to the ethnic conflict. I don’t see why I should feel anything but contempt for a nation who upholds a deeply inhumane and unjust system that victimises people like me and the ones I love. It’s not far-fetched to even say vast majority of Sinhalese support murder and mistreatment of Tamil political dissidents who do not accept their Sinhala-Buddhist unitary state. I and other Tamils on this very website have been called terrorists by Sinhalese users, though we haven’t hurt a single soul. They’ve successfully dehumanised the LTTE as terrorists and by extension their civilian sympathisers, thus the destruction of an entire nation is legitimised. Couple of years ago I came across this picture circulating on Sinhalese social media of a little Tamil girl being kicked by a Sinhalese man sporting the Sri Lankan Cricket jersey. This incident happened during the Tamil boycott protest against the Sri Lankan Cricket team in London, UK. The child who can be seen wearing a T-shirt with Eelam map was taking part in the protest. It was a clear racially motivated hate crime involving Sinhalese mob hurling racial slurs at Tamils[1] and she was targeted because of her support for a political project that is not in line with Sinhalese-Buddhist unitary state. How did the Sinhalese society respond to this? They made comments about how the child should be stripped naked and raped, as if to emulate what their so-called war heroes had done years earlier to the likes of Isaipriya. Others hurled more filthy words at her. These were not some internet trolls but grown adults with children of their own. If this is the mentality of the average Sinhalese, the only thing separating them from the actual war criminals is that they haven’t gone out and acted out their fantasy. In rare cases when war criminals like the Army Sergeant Sunil Ratnayake are brought to justice for slitting the throats of Tamil children and burying them in mass graves, the Sinhalese society responded by creating a Facebook page to save their “war hero” which garnered over ten thousand likes within a day of being set up.[2] The Sinhalese have a different set of values which are fundamentally opposed and hostile to the interests of Tamils. Tamils believe that rapists, sexual predators and mass murderers should be punished whereas Sinhalese believe that they should be promoted and celebrated as war heroes. Tamils believe in secularism and that the state should not prefer one religion over another whereas Sinhalese believe that their brand of Buddhism should be given the foremost place in the constitution and insist on having clean-shaven Taliban in saffron robes dictate how the country should be run. Tamils believe in a decentralised state that respects civil liberties whereas Sinhalese prefer a highly centralised authoritarian state that unleashes death squads against political dissidents. Tamils emphasise on the multi-ethnic heritage of the island, whereas Sinhalese due to religious brainwashing and distorted history believe that the island is an exclusive possession of the Sinhalese. As such there cannot be a true reconciliation with such people, a buzzword used these days that is as vacuous as it’s one-sided. After everything they've suffered, after decades of genocide and discrimination, after disappearances and displacement, Tamils are the ones expected to make more concessions but not the majority, the ones wielding power, the victors and the conquerors, as if they are not capable of basic humanity. The Sinhalese these days seem to be more concerned with environmental and animal welfare than with the human rights of Tamils. Their attitude to the ethnic conflict is characterised by amnesia, denial, victim blaming, and lack of any sense of proportion and chronology. They are a people blinded by their own privilege who would rather not see the blood on their hands, as their elected representatives inflict all sorts of cruelties in their name. You can give them report after report of the systematic abuses inflicted on Tamils but no amount of evidence will arouse them out of their denial, apathy and silent complicity; instead, they will continue to dismiss everything as LTTE propaganda. The sheer scale and brutality of the violence inflicted on Tamils is too great to describe in words. It’s too well-coordinated, well-resourced, extensive and systematic to be isolated. It’s a state policy of subjugation to break the will of an entire nation. They've made about a million of Tamils refugees. They've caused enormous mental trauma to the Tamil people and have broken the social fabric of their community, leading to a wide variety of personal and social problems like suicide and poverty. The Sinhalese nation democratically facilitates this state terror, institutionalised rape culture, and they bear a great responsibility for this ongoing genocide. Even to this very day, nearly a decade after the end of the war, Tamils are subjected to untold suffering, in a systematic fashion. Tamil genocide continues unabated without any protest from the Sinhalese majority. They do not pressure their government, which is acting in their interests, for accountability and justice. There exists no Sinhala civil society to challenge the excess of their state and speak out in defence of Tamils. What explains this other than racism?! The following report by a human rights lawyer is from just two days ago, showing how little has changed: “The use of torture has been, and remains today, endemic and routine, for those arrested and detained on national security grounds,” the report stated. “Since the authorities use this legislation disproportionately against members of the Tamil community, it is this community that has borne the brunt of the state’s well-oiled torture apparatus.” He added that 80% of those most recently arrested under the Prevention of Terrorism Act in late 2016 complained of torture and physical ill-treatment following their arrest. The torture included beatings with sticks, the use of stress positions, asphyxiation using plastic bags drenched in kerosene, the extraction of fingernails, the use of water torture, the suspension of individuals for several hours by their thumbs and the mutilation of genitals, he said. (...) “Entire communities have been stigmatised and targeted for harassment and arbitrary arrest and detention and any person suspected of association, however indirect, with the LTTE remains at immediate risk of detention and torture,” the report said, adding that there was little evidence of torture being discouraged. “Only 71 police officers had been proceeded against for torturing suspects since available records began.” Emmerson also reported that 70 prisoners “had been in detention without trial for over five years and 12 had been in detention without trial for over 10 years. These staggering figures are a stain on Sri Lanka’s international reputation”.[3] It's against the assumption of political correctness to say some cultures are inherently problematic, that some are morally inferior to the civilised values the modern world cherishes. But a spade should be called a spade if evidence supports it. There's a rape culture in Sri Lanka which is so normalised, institutionalised, no one questions it. When it became an international news that Sinhalese soldiers who were sent on peacekeeping missions to Haiti organised and operated paedophile sex rings abusing Haitian children with more than a hundred Sinhalese men having participated in this perversion, there was no backlash against these men from the Sinhalese society. Not one of these sexual predators has been reprimanded. Among Tamils, in contrast, rape is considered the worst of crimes. When a girl was raped and murdered in Jaffna recently, the Tamil people there showed their anger by protesting and rioting. LTTE was also well-known for its sternness in dealing with rape and sexual violence which was punishable by death in Tamil Eelam under the Tiger laws against rape and exploitation of children. Is such a culture that tolerates systematic sexual exploitation of children by the men it holds to a high esteem not worthy of the well-deserved contempt? What does it say about a culture that not only lets sexual predators and serial killers walk freely but promotes and celebrates them? What happened in Haiti and the subsequent impunity shown to the perpetrators is by no means isolated. It stems from a cultural problem in their country of origin. As a UN report confirmed: One shocking finding of the investigation was the extent to which sexual violence was committed against detainees, often extremely brutally, by the Sri Lankan security forces, with men as likely to be victims as women. Harrowing testimony from 30 survivors of sexual violence who were interviewed indicates that incidents of sexual violence were not isolated acts but part of a deliberate policy to inflict torture, following similar patterns and using similar tools. The report describes sexual torture which occurred during interrogation sessions, and also patterns of rape, much of which appeared to occur outside of interrogations sessions. Sexual torture was performed in a wide range of detention locations by different security forces, both during and after the conflict. Not a single perpetrator of sexual violence related to the armed conflict is so far known to have been convicted.[4] While Tamils are being called “Tamil dogs”, “slaves”, “Tamil cunt”, and “Tamil cocksucker” while being repeatedly raped, having metal pipes shoved into their anus, urinated and ejaculated upon[5] as we speak, the Sinhalese society remains silent and desensitised to this institutionalised sexual sadism, their own Abu Ghraib. SILENCE IS COMPLICITY. As long as Sinhalese remain silent in the face of abuses inflicted on Tamils in their name and unless a substantial portion of the Sinhalese society holds their government accountable and demands change, I and many other Tamils won’t have any favourable opinion of their community. This is not to say all Sinhalese are complicit and silent, as there are some who are compassionate individuals who’ve even risked their own lives for Tamils but to me they appear to a drop in the bucket. I will end this with a pertinent quote from a Holocaust survivor, Elie Wiesel: I swore never to be silent whenever and wherever human beings endure suffering and humiliation. We must always take sides. Neutrality helps the oppressor, never the victim.
