Rules and Regulations for the WEHOA are found in several different places:
in the Declaration
in the Resale Book
in the "Welcome Letter" given after settlement
online
and it is up to the homeowner to sort these out.
We have attempted to organize these rules in some categories and cite where the rule is found on the subpages of this web page.
If a homeowner breaks a rule and the WEHOA imposes a fine, there is no impartial Appeal Board or specified Appeal Process. The three Members of the Board have all authority.
In accordance with the Declaration of Covenants, Conditions and Restrictions for Wood's Edge Residential-Townhouse and Multi-Family Development, the Wood's Edge Homeowners' Association or its designee has the authority to enforce the restrictions, conditions, covenants and reservations imposed by the Declaration, and to adopt such rules as it deems proper to carry forth its obligations.
The Architectural Control Committee has the authority to review any and all plans for any landscaping, construction or renovations within Wood's Edge. No landscaping, construction or improvement can be legally initiated without the approval of the Architectural Control Committee.
The Declaration of Covenants, Conditions and Restrictions and the Association Rules and Regulations will be enforced to the fullest extent permitted by law.
It is the responsibility of the homeowner (whether residing in the home, or acting as the landlord) to fully comply with the Wood's Edge Declaration and the Association Rules and Regulations for Wood's Edge to prevent any condition of structures or landscaping on a lot that would be unsuitable or undesirable for aesthetic or other reasons or that does (or would) decrease the attractiveness or value of any property in the Wood's Edge development.
The Owner's annual assessment is due and payable in monthly installments on or before the tenth day of each month. Each Owner will receive payment coupons which are to be included with each payment. Checks are to be made payable to wood's Edge Homeowners' Association and mailed in the self-addressed envelope provided by the Association. (There will be a $25.00 returned check charge.) Owners may choose to pay a full year's assessment on or before January 10th of the current year and receive a 3% discount. Accounts not current by the 10th of the month it was due, will be charged a (20%) percent late fee, plus interest at the rate of 1.25%.
Before any landscaping, improvements, renovations or building commences on any property, approval from the ACC must be obtained. All requests must be submitted in writing and include the following:
Owner's name, address and telephone number;
Overview of the project, including the dimension and type of any materials to be used;
A plot including the description and placement of any building, shed or landscaping to be erected upon the lot.
Details as to the purpose for the request.
Any additional information that may be required for the specific project.
Written approval from any Owner who may be affected by the requested variance or exception.
The form for requests to the ACC may be obtained by accessing the Association Web Site at www.woodsedgehomeownersassociation.com or by calling the Association Administrative Assistant as indicated below.
The ACC will carefully review any requests for approval. It is not the practice of the ACC to grant requests for a variance or exception to the Declaration unless required to do so by law or when it is considered to be in the best interest of the Owner and the other Wood's Edge property Owners as a whole.
All requests and/or questions should be submitted to:

Whenever a violation or breach of the Declaration or the Association Rules and Regulations is brought to the attention of an Owner by the ACC or the Association's Board, or its designee by virtue of a Notice of Violation letter, the Owner then has a period of twenty (20) days to remedy the breach (unless a longer period is granted) or request a hearing before the Board of Directors.
If, after twenty (20) days from the date of the Notice of Violation letter, the violation has not been remedied and no request for extension or hearing has been received, then the Owner's membership privileges shall be suspended and the Association's Board will levy fines against the Owner for the continuing violation or breach.
Fines will be imposed as follows:
$50.00 will be imposed twenty (20) days from the date of the Notice of Violation letter, provided that owner has not remedied the violation, received an extension or scheduled a hearing;
$100.00 ten (10) days after the first fine was imposed;
$300.00 ten (10) after the second fine was imposed.
After the third fine has been imposed, the Association's Board or its designee can and will take the necessary legal action to remedy the violation or breach and collect the fines. If it becomes necessary for the Association or its designee to take legal action, all expenses of the Association in connection with any such actions or proceedings, including court costs and attorney's fees and any other fees and expenses and all damages, shall be charged to and assessed against such defaulting Owner.
IMPORTANT: If extenuating circumstances prevent the Owner from remedying the violation or breach within twenty (20) days from the Notice of Violation, the Owner must submit a written request to the ACC for an extension. The request should include the reason that the extension is necessary, the amount of time requested and a date by which the violation will be remedied. The request must be received by the ACC prior to the expiration of the original twenty (20) day allotment. The extension mayor may not be granted at the discretion of the ACC. In either case, the homeowner will promptly be notified in writing of the determination.
The Request for Extension and Request for Hearing forms may be obtained from the Association's Administrative Assistant by calling (717) 572-3353 or faxing a request to (717) 945-7082.
