We will take excerpts from these newsletters and attempt to organize them so that you can see the developing commentary on particular issues.
3 or 5 BOARD MEMBERS
At the 2015 Annual Meeting - held at the Lutheran Church - Columbia Avenue, one of our HOA members raised a question of increasing the Board to five members.
It was asked to be voted on at the meeting, however, results of the votes cast at the Annual Meeting was ... No ... to any increase in Board members for the Woods Edge Homeowners' Association.
Pursuant to By-Law Five (b):
The number of directors shall be three. Any increase shall be in units of two and their initial terms shall be: one for one
year the other for two years - with the determination to be by lot.
In order to change the number of Directors to 5 or more, the procedure for amending the By-Laws must be followed - the Amendment procedure is provided in By-Law Eleven:
The proposed Amendment may be submitted in writing at any meeting of the members.
The proposed Amendment shall be included in the notice of the meeting where a vote will be taken.
The proposed Amendment shall become effective if approved by at least a majority of all the votes.
With 266 votes presently available, the proposed amendment would have to be approved with at least 133 votes.
Former Board members were, Louisa Hogan, Mike Grenier, Toby Corbin, O'Rean Fiedler, Jack Richards, Laurie Vance & Terry McGovem. These former Board members, helped guide our Woods Edge Community through the building process that started with Comerstone Drive, and to date now has 249 owners.
Qualifications for a position on the Board are: Knowledge of Roberts Rules of Order, Have Intemet access. Be proficient with Excel, Word and if possible Word Perfect, and be available during the day for meetings and legal appearances, including, any issues that arise with our ponds, dam and rain garden inspections, in addition be available by cell for our administrative assistant.
POWER WASHING
During the 2016 Walk About, the Architectural Committee observed many stained walkways to the front door, black marks running down the brick from gutters, front door stoops that were stained with mold and dirt, siding, stucco and brick that was very dirty and stained. As a result the Committee asked for this information to be added to the Newsletter.
All owners are asked to check their property and POWER WASH any stained/mold covered areas. If these areas are not addressed, the stains will become permanent.
You will be amazed after power washing to see how clean the concrete, siding, pavers etc. look.
The properties that are affected - do not get much sun during the day and as
a result the surfaces stay damp. This is particularly evident with courtyard walkways. There were so many affected properties, the Committee felt a general message in the Newsletter would alert all owners to check their homes. If you do not have a contractor to help you, or a power washing machine, call Sandy 717-572-3353 and she will give you names and contact numbers from our contractors list.
S. CENTERVILLE ENTRY WALLS AND LANDSCAPE
To date, the Homeowners Association has been taking care of three of the entry landscape beds. Two on Stone Creek, and one of the two on the north side on Stone Mill. The builder has been maintaining the fourth one on the south side entry. However, the crews that were maintaining the landscape for the builder are no longer service. As a result the Board has taken doing this over all four of the entry landscape areas, the fourth is on the south entry area.
Overgrown bushes have been removed, weeds pulled, trees cut back that were affecting the walls, and the Board decided to plant Marigolds this year, in lieu of Petunias as was planted and eaten by rabbits and deer last year. Hopefully the Marigolds will prosper and provide a colorful entry for our residents and visitors.
ARCHITECTURAL COMMITTEE MEMBER - Spring 2016
If you see Holly Hommas walking around your property, Holly volunteered to join our Architectural Committee, and joins Sandy Basore.
These volunteers do an amazing job, checking properties for items you may not notice - cracks in your stucco, shingles missing and unfortunately hard to not notice .... Weeds and grass edges that cause 'Havoc' for our mowing
crews.
When you send in your Architectural Request Forms to add patios, replace decks, add awnings or Satellite Dishes, among many items ... Sandy our Admin, contacts the two members and they meet with owners and provide approval for the projects.
With 249 properties to check located on the current 7 roads in our HOA, it is time consuming and a valuable service to us all.
Support your Committee and help the HOA by keeping your properties in pristine condition. The majority of our Town Homes in our HOA were all in excellent condition, this year and the Walk About is 213 completed.

REAR HOUSE NUMBERS - Spring 2016
If you haven't installed your rear house numbers, clearly visible on your deck post, or in your landscape, please help the Association by joining your neighbors who have provided identification of their property in the caseof emergency. In addition, it is most helpful to our mowing crews to identify any unit they have a
question about. 95% of our owners have placed the numbers on the rear of their property, and in a group of 6 - 8 town homes it makes it easy to identify the house number.
Some of our owners have been most creative, and there are some very unusual
number plates installed.
DECORATIVE PLANTERS - Spring 2016
If you have put a planter on the edge of your concrete walkway to your front door and the grass is growing up to this planter. Please remove the planter to a place that will not be a hazard to the mowing machines. The lawn crews do not want the responsibility of damage to your planters, while maneuvering their large machines around walkways, especially if the grass is wet.
If you want to keep the planter on the walkway, please remove it on the day the crews mow your lot. Thank you for your cooperation.
Pond News - Spring 2016
The pond fountain has been re installed in the small pond. Due to algae forming on the pond, the installation was delayed. The intake valve gets clogged with the Algae and as a result the fountain motor stops running. 2015 according to the County was a bad year for Algae - it is hoped that this year the pond stays clear of the green growth ..
ARCHITECTURAL WALK ABOUT - Spring 2016
The Walk About for the spring of 2016 was most rewarding, and such a success! It gives the Committee great pleasure to inform the property owners in Woods Edge, you have gone above and beyond in your efforts to beautify our community.
I am sure most of you have noticed how clean and pristine our grasses and gardens look, after the heavy snow and cold winter.
The flowering trees and bushes, as well as, the plants have such gorgeous colors -and cto much to brighten our homes. I want to take this opportunity to THANK YOU for a job well done, and to encourage you to keep up with the continued improvements in your homes. Thank you all for brightening my day.

COYOTE - Spring 2016
One of our residents reported to Manor Township Police a Coyote was seen during day light hours up in the new section South of Stone Mill Road. He was advised to call the Game. Commission ... please note the following instructions; If you have a dog or cat, do not leave food outside, as this will draw the Coyote to your home. If any of our members see the Coyote and it is acting strange, please call Sandy and she will contact the Game Commission.-Theydo- not like to shoot them,
DOG DEPOSITS - Spring 2016
Would you please help to identify the residences of those individuals who are not retrieving their dog's deposits - especially along the winding path on Stone Creek.
OurJf1WD_crews..have reported their machines are picking up these deposits on their wheels. This causes the wheels to carry the fecal matter to your lawn.
If you see anyone with this lack of protocol, please try and find out where they reside and call ... Sandy. 572--3353
The HOA has increased the fine along the winding path on Stone Creek to $100. Thank you for your help to keep our community clean, this is a health hazard to the men who serv, ice our community oq their '!lowers.
TREASURER'S REPORT - Spring 2016
Well summer is almost here and with all the rain we have had, the lawns look GREAT!! We are doing well as far as our budget is concerned so far this year. We have almost completed all of the necessary maintenance items on the ponds, that we determined were needed to be done before we took the ponds over last year.
We just received the last 10 tons of rock which will enable us to make the entire shore line of the pond stable and beautiful. Our agreemeh1 with Mr. Murry prior to taking over the ponds provided us with the necessary funds to perform these required maintenance items.
We are still dealing with the law suit concerning the disputed dues for double lot properties. The suit keeps moving from our attorney to the judge, to the plaintiffs attorney, to the judge, and back to our attorney.
I believe Mr. Murry will be entering into the suit soon, as he was involved with the changes in the lot numbering sequence when it occurred back in 2000.

VP/SECRETARY REPORT
It is the beginning of June and the development is a lush green, painted with color of annual and perennial flowers. I decided to write a few noes about lawns.
Having recently read an article on the "Home and Garden" section of the L.P. (May 18, 2016). The article gave the reader directions to managing an Ecofriendly lawn. I read it with interest because, the beginning of the mowing season always makes my life interesting concerning, how low or high the mowing crew should cut the grass.
I many comments from neighbors about how good or how bad the mowing is in our community; This article recommended the height of 2 to 3 inches to be the best height for our grass to be lush and green.
There it is folks, our mowing crew mows the grass in the community at 3 inches.
The mowing was done on Thursday in my area and when I got home I looked across the neighborhood, and the area looked pristine and well groomed.
With that being established, I noticed when I was planting my annual plants, there were many grubs in my flower beds. Grubs can destroy a beautiful lawn in a short time. Our lawn careweed and feed does not include an application to ward off grubs. So, if youare seeing grubs in the ground, now is the time to spread "Grub-X" or any insecticide that your local hardware or garden store recommends.
Our community looks beautiful because of all the hard work everyone has been doing - cleaning up their properties. Thank you for a job well done. Wishing everyone a wonderful summer!!!

PRESIDENT'S REPORT
The last month has been an active one for Board members. The current legal action by one of our members to finally find out whether the lot with the ranch style home is one lot or two, has resulted in the Homeowners' Association bringing the Builder/Declarant into the legal action, since this party initiated the dues, and the HOA did not.
The Board also was advised, the current permit the builder had for the two rain gardens in the new section 4 - Phase III south of Stone Mill Road - expired. Under the new permit, both the rain garden behind the Whitechapel Mailbox South of Stone Mill, and the rain garden along S. Centerville Road, at the far southern end of the community - both have to be enlarged under the new permit. At that time the HOA has asked the developer to re grade Lot 6GA - the center lot where one of the rain gardens is located, - the reason is ... this lot is receiving too much water run off from the town homes on the slope - thus causing ruts and lack of proper drainage.
The Architectural Walk About is 90% completed, and apart from some shutters that need painted, a few properties where weeds needed to be removed, a few decks in need of repairs, some exterior stucco with cracks, the community this year, thanks to owners keeping up with the latter items, is in great shape.
The one item the Architectural Committee wanted to have included in the newsletter - was to ask all owners to power wash any stained walkways. The concrete will clean up very well, and you will be amazed at the difference.
Home are selling well in the community, and sale prices rising slightly.
One item that is being reported in the inspection reports that buyers pay for to check out the homes they are buying - is the BOOT on the roof. The Boot surround the pipes that stick up on the roof and vent the plumbing.
These BOOTS crack and cause leaks in your attic and resulting in stains in the ceiling. Check your ceilings and closet ceilings for stains. Call Sandy for a contractor's name if you don't have one. The cost is a service call, and the BOOT will either be replaced, or repaired by sealing it with the correct caulking and wrapping it with the recommended tape.
Please remember when you have a problem, or question - most of the answers are in the RESALE Manual you were given when you purchased your home.
Look up ARTICLE II Section 2.1. The Board must follow these instructions, and when in doubt, the Board consults with our HOA Attorney. To keep our Homeowners' Association concurrent with the laws if we ever have to appear in Court; it is absolutely necessary your Board members follow legal counsels advice. It doesn't always make the Board popular, However, your present and past Board members, all can ask you to take a look at your spectacular community.
The low dues we are able to maintain, and the quality of our community.
