Crews will be on site Monday morning, September 28, to begin the job. They will start at 17 Lakeville in units 2, 4 & 6 and then move to 16 Beaufort in the afternoon to do units 2, 4, 6.
Atlantic Chimney will line all of the fireplace flues with a ceramic coating to bring the flues into usable condition. Test installations in the three units at 26 Beaufort Road were successful and the Board is committed to restoring this unique amenity for all the unit owners.
Atlantic will line six flues each day and proceed around the property in an efficient manner. The condominium units are laid out in stacks of three that include the first, second and third floor units. Depending on your address the units in a stack can include units 1, 2 & 3; 1, 3 & 5; or 2, 4 & 6. All three units in a stack will be done on the same day. This allows Atlantic to set up operations in one location on the roof for the day and use the one rear stairwell common to the three units for direct access to the roof.
Access must be provided on the date and time your unit is scheduled. Most of the work, if not all the work, will take place from the roof with one worker standing by in the unit. An approximate area of 5'x5' will need to be cleared out in front of each fireplace to ensure the technicians have space to work. The technicians will first sweep your chimney and then begin the lining process. Once the product has been applied and the installation is complete a video scan will inspect the installation.
At the time of the flue lining, Atlantic will record any deficiencies in the fireplace that are the responsibility of the unit owner and provide pricing to you. Owners may wish to solicited alternative pricing but any deficiencies must be corrected before the fireplace will be fit for duty.
The contractor is taking measures to ensure a smooth flow of work. Barring any severe weather or microburst this job is not weather dependent. If you are not available on the date scheduled for your re-lining, please make accommodations to have a friend, neighbor or relative be available to provide access.
