Welcome New Neighbor!

Whether you are purchasing a home for the first time, a retirement home, or renting, we are so glad you have chosen to call the Indian Trails neighborhood home.  As a new member of the Indian Trails community, you will be able to find lots of important information about our Association and our neighborhood located at the HOA of Indian Trails website.

Over the coming months we look forward to meeting you, whether it be walking down the streets, at the park, on the lake, or at a community activity.

The operation of your homeowners association is governed by a board of volunteer directors. The  board members are elected by the community.  These elections are held at the annual homeowners meeting in November/December. The Board is responsible for overseeing the daily functions and financial responsibilities of the Association, and for maintaining members’ compliance with the established rules and guidelines. The Board of Directors is also charged to fulfill the Association's obligations for maintenance, repair, replacement, operation and management of the Association properties. It executes this responsibility through regular inspections, maintenance, reconstruction of improvements after casualty, and the further improvement of the property. The Board also must make and amend regulations governing the use of the property of the Association under the terms of the Articles of Incorporation and the Bylaws.

Please take the time to review the Declarations of Covenants, Conditions, Restrictions (CC&R), and Bylaws you received during the home purchase process. Copies are also available on this website, along with current rules and policies. You'll find them under the 'Resources' menu item.  There is a bi-monthly Board meeting, normally held on the second Monday of odd-numbered months. This meeting schedule is available, along with details for agenda items, on the website calendar. All homeowners are invited to attend board meetings.  Attending is one of the best ways to discover how the association operates and introduce ideas for improvement.  Our association runs as well as our neighbors make it happen so if you're interested in participating on a committee or on the board just ask.

As a new homeowner, you may already have some great ideas on how you’d like to improve your property. Please keep in mind, the Association has an Architectural Review Committee to help maintain the quality of our neighborhood. Its function is to evaluate the plans for all exterior repairs and remodeling (such as fences, sheds, solar installations, etc.) in order to ensure compliance with all covenants, restrictions and guidelines. The purpose of this review is to protect our scenic environment and maintain the value of our homes. Modifications or additions to the exterior of your home and property must be submitted to the Architectural Review Committee for approval before any work begins. If work is started without prior approval, the homeowner may be required to alter or remove the changes.

Again, welcome to the Indian Trails community! We know you’ll find this neighborhood is a great place to live and we encourage your participation in our activities and functions.
