Construction Management is a professional service that utilizes a Construction Manager to oversee a project from design to construction. The Construction Manager coordinates with the Owner, Design Team, Contractors, and Permitting Agencies to shepherd the project from start to completion.
Construction Managers differ from Contractors because Contractors typically self-perform a majority of the work and leave much of the management to the Owner. A Construction Manager on the other-hand, rarely self-performs any of the trade work. Instead the Construction Manager coordinates and oversees the different aspects of a construction project such as design, value engineering, cost management, scheduling, safety, and quality control. Under a Construction Manager, trade work is accomplished by individual subcontractors overseen by the Construction Manager. The advantage to this arrangement is that the Construction Manager serves as an adviser to the Owner and has an obligation to serve the Owner's interests. As your Construction Manager it will be our job to ensure your project is delivered safely, on-time, and on-budget.
ECS LLC serves as an agent to the owner. All contracts are directly between the Owner and the Trade-Contractors. ECS LLC will help develop appropriate scopes of work and conduct bidding to qualified subcontractors for each trade. We will then analyze the bids and make a final recommendation to the Owner. The Owner executes contracts directly with the Trade-Contractors. ECS LLC then oversees and directs the construction of the project and provides real time feedback to the owner. ECS LLC collects invoices from Trade-Contractors on a monthly basis, packages them and transmits them to the Owner who is responsible for making individual payments to each Subcontractor. This arrangement is ideal for Owners who want to remain largely involved throughout.
ECS LLC acts as the Constructor for the project and is directly responsible to the Owner. ECS LLC will bid and award contracts to the trade contractors. The Owner signs one contract with ECS LLC. ECS LLC then executes contracts directly with each trade contractor. We manage construction until final acceptance, again providing real time feedback to the owner. The owner receives an invoice from ECS LLC on a monthly basis. ECS LLC pays the trade contractors directly when we are paid. This arrangement transfers more responsibility and more of the administration from the Owner to the Construction Manager. The Construction Management as a Constructor method favors Owners who want to receive a turn-key project with less involvement.
