Memorial Day Weekend Meeting – May 25, 2025
The May 25th, 2025 meeting of the Alder Creek HOA, held at Lot #16 was called to order by President Sue Sylvia at 11:15 am. Attendance sheet was passed around.

September 1, 2024 minutes were sent prior to this meeting. No follow-up comments or corrections were made.
Dues/Treasurer’s Report: The current report was sent out prior to this meeting also. Barb Farfan passed out copies of the report and noted that very little has changed since the prior year. Everything has been paid, and we have enough to pay upcoming liabilities of NFH dues and PG&E monthly bills.
Well O&M: Sue mentioned that the well has its own special use permit. The O&M was sent in but was kicked back because no water testing was done. Sue sent back a letter from 2013 (done by Gail Coney) that gives approval for no water testing since the tract is so small.
Trees: PG&E has come through and cut down some of the marked trees. They will be coming back through to pick up the logs. We don’t have an exact date or time period when that will be done.
Scanning documents: Sue mentioned that she has been scanning previous financial statements, minutes etc to cut down on the large amount of documents that have been saved over the years. This was acceptable to those at the meeting with the exception of the original by-laws with a wet signature, mentioned by Claudia Cohen and Kendal Buttleman.
Canceled Labor Day Cabin Meeting
August 31, 2025
Here are the notes that would have been discussed at the cabin meeting on Sunday. The meeting was canceled due to the break in the water line and thus the lack of water in the lower cabins.
August 30: Good news, the water is fixed!
This from Rick:
"Herb McDuffee, Steve Quinn, Robert from the Ward cabin and I leaned on our shovels while JR Bilbao Plumbing did all the work! : ))) There was a 1-inch hole in the line going under the paved road. JR had to dig a trench 12 feet long to find the leak. The trench extended out into the asphalt roadway.He then cut out a 4 foot long section of rusted out pipe and replaced it with pvc pipe. We tested the system before back-filling the trench. The last thing was to cap the top 4 inches of the trench with fresh concrete, which was donated by the McDuffees. A big thanks goes out to Herb, Steve and Robert who did much more than lean on their shovels. Thanks boys, it was fun. A very special thank you goes out to JR Bilbao of Bilbao Plumbing for taking time away frow his Labor Day weekend to get our water restored so that we all could enjoy some cabin time. Please pass this along to all."

Treasurer’s report…..see below
Bridge: Thank you to Steve Laguna (EID), living up the hill, for fixing the bridge. Not sure if any of you noticed but the main bridge had a plank that was sticking up - he volunteered to bolt it down. We invited him to the meeting, we will extend the same invitation on Memorial Day next year.
Tree pickup: There was someone (we didn’t catch his company name) that was under contract to start removing the trees in our tract. He was walking through and identifying where the piles were, and what type of access they would need. Unfortunately we didn’t get any sense of timing….but again, PG&E had originally stated 90 days from when they cut them down.
Dumpster pickup: South Tahoe Refuse is offering that we can keep the dumpster beyond this upcoming week, and schedule pickups for the trash directly. The cost is $144 per service. This next Wednesday, Sept 3, is the last pickup/service that is already paid for. We could keep this until October 1 and have it serviced two more times (Sept 17 and Oct 1) if all of you are interested. Please send a note directly to Barb if you are in favor of this, the total cost out of our budget would be $288.
Special Use Permit for the Water system: I (Sue) mentioned at the last meeting that I was trying to get the lease renewed for the Well/Water system. We had to fill out an Operations and Maintenance plan to do so (as we all did for our cabins…) and I submitted this back in early Spring. I have followed up a few times with them, as their issue was that we weren’t doing any water testing on the system. I sent them information from 2013 and 2015 that I found in the history of files, stating that we are considered a non-regulated water system. However, Jami (Forest Service) apologized for the delay and despite the information that I have sent, is currently reviewing the different types of water systems and will get back to me. So no resolution yet.
Document Scanning: I have completed all the scanning of our documents that have been collected over the years - I have to say it was fun to see the sign in sheets with my grandparents on there and many of yours! I know many of you also have documents that you have related to the tract, so please contact me (Sue, smillersylvia@yahoo.com) for information on how to access the archives, so you can add your documents as well.
Gate: Gail has been talking with the Forest Service about a gate on the highway side of the bridge. She sent this information to send out to all of you: Due to the high rate of burglaries and thefts, and with the danger posed by squatters, (the person who broke into my cabin had one of my large knives and a cleaver right next to the door!) I wanted to discuss re-starting the effort to get a vehicle gate installed on the highway side of the bridge.
The Forest Service is supportive but wants a detailed description of the gate: size, placement, color, etc., etc. and have said that after they receive the description, they will "look into an EID contact for this.."
Rick says he will get the specs together and I will then get those to the Forest Service and see what can be done about getting EID on board. This is not going to be a cheap item, but I think it's an important step in trying to keep everyone safe.
