CASH OFFERS
Cash is king and will beat out most offers but in a competitive market it still must be competitive to win the offer. If the client really wants the house and tells you they do not want to lose it, consider accompanying the cash offer with an escalation clause. You will need to follow a few guidelines when presenting a cash offer.
1) You must accompany your offer with an "asset" statement showing the amount of funds to close.
2) Make sure to black out account numbers and social security numbers to prevent the client's information being wrongfully spread. Make sure the clients name and bank or asset contact info is clear.
3) Explain to the client the seller will request "proof of funds" in order to consider their offer, although strong, and must accompany the offer with proof.
4) Acceptable forms of "funds" include: bank account screenshots, stock account screenshots, 401k screenshots, or anything else that would show liquidity.
