You just set an appointment to see a property with your new prospect.
Now what?
Send them a video thanking them and telling them you will see them at the property at your confirmed time. Here's a script: "Hi Alex, this is Brian and we just spoke. Just wanted to thank you for your time and confirm we are seeing 123 Banana St tomorrow at 4pm. I thought it would be helpful to put a face to a name so we can easily connect at the property tomorrow. Have a great night and see you tomorrow!
Bring a TMG folder with a buyer packet with you to the showing. You want to leave them with something to remember you by and this is how we differentiate from the rest. In your folder you should include:
TMG buyer presentation
Local market info guide
Your biography sheet
MLS property pages
Do your homework! Study the property(ies) before setting out to show them. Do small CMA's on each, print the disclosures, and print the MLS sheets off and bring them with you to the showing. Most of this information can be found on the MLS under "supplements" while other information can be found in the tax records.
Show up 10 minutes early and open the door, turn the lights on, and study any information the listing agent leaves for you on the property.
