Description: Installation of visually prominent roof mounted skylights at a Contributing rated, one-story, two-family residential building.

HDLC Guidelines:

Section 5, Page 10 of the Guidelines for Roofing.

  • Skylights should not extend more than 8" above the roof surface.

  • Locate skylights a minimum of 10'0" back from the front building wall.

  • Locate skylights a minimum of 12" below the roof ridge.

Staff Recommendations:

3056 Royal Street is a Queen Anne double shotgun with a high degree of architectural integrity. A current non-structural renovation permit (#22-20128) includes proposed skylights at the left and right side roof slopes. The right-side roof slope includes two (2) skylights at visually prominent locations from Royal Street. Due to the positioning of the building to its right, the roof of 3056 Royal is visible to at least the third chimney. The HDLC guidelines note that roof-mounted skylights must be located a minimum of 10'0" from the front building wall and less than 8" above the roof surface. The proposed drawing shows the first skylight location at 10'0" from the front wall. Because the proposal adheres to the HDLC guidelines, Staff has no objection to the skylight installation. Staff will work with the applicant to ensure that the correct skylight type and style are selected.
